Renovation of a fire / police facility in New Glarus, Wisconsin. Completed plans call for the renovation of a fire / police facility.
As of January 10, 2025. Project is not yet awarded, anticipated award date is on January 21, 2025. The Village of New Glarus is soliciting bids for the New Glarus Police Department (313 2nd Street) roof replacement project. The current roof is a flat rubber roof that requires complete replacement due to its condition. The scope of this project includes tear off of the existing roofing material and installation of new roofing membrane and gutters on an approximately 4,700 sq. ft. flat roof. Detailed scope is included in the bid package. Only one contractor will be selected to do all of the work. Please review the information provided, and if interested in the work, submit a bid consistent with the specifications identified below. Each proposal must be accompanied by a certified check payable to the Village of New Glarus, or by bid bond in the amount of 6 percent of the maximum bid as a guarantee for the amount specified in the bid. The certified check is returnable to the bidder immediately after the signing of the contract. Successful bidders shall furnish the owner with a performance bond equal to 100% of the contracted amount. The undersigned bidder, if awarded the contract, agrees to complete the work prior to October 31, 2025. A contractor will be recommended by the Village Public Works/Public Safety Committee and tentatively approved by the Village Board on January 14, 2025. The selected contractor will be notified on January 15, 2025. All bidders will be notified as to which contract the Village of New Glarus selects and will receive a summary of bids received. TECHNICAL SPECIFICATIONS: Tear Off: o Remove existing layers of roofing material o Inspect existing decking and determine if any existing decking needs replacement o Clean decking to provide smooth surface for new roofing material and remedy insufficiently fastened decking Underlayment: o Fit membrane roof surface with 1/2 " (one-half inch) Medium Density Fiber Board (MDF) o Fasten MDF to existing substrate o Fill low spots with additional Poly-ISO or MDF to raise surface Roofing Membrane: o Cover taper system an ethylene propylene diene terpolymer (EPDM) membrane bonded with solvent-based contact adhesive o 060 Mil thickness (fully adhered) o Where feasible, use 20' (twenty-foot) wide rolls to minimize the number of seams o Lap seams shall have 6" (six-inch) in-seam tape applied between layers o All seams shall be primed and covered with 6" (six-inch) cured cover tape o EPDM shall be terminated below the roof elevations, against the existing fascia o Re-enforce inside and outside corners with EPDM patches, tape all butt-seams, and tape all "T" intersections with T-patches Parapet Walls: o Remove and replace existing membrane with .060 Mil EPDM o Run the new membrane up the walls exterior, over the ledge and terminate on the opposite side of the wall with termination bar and fasteners drilled into the masonry o Once terminated, fit the tops of the walls with pre-bent aluminum coping cap to cover entire top of the walls and continue down the walls approximately 3" on all sides Flashings o Install new aluminum drip edge/gutter apron as appropriate on downward eaves o Install new soil pipe flashings o Re-install collars o Affix EPDM to fascia with termination bar Tie-In: o Remove existing shingles around the perimeter of the membrane, approximately 18" (eighteen-inches) up from the intersection of the membrane o Install granulated ice and water barrier with an overlap over new membrane o Install new shingles with best match available Clean Up: o Contractor will provide continuous daily cleanup and haul away all of their trash and debris o Contractor will not leave the site without first cleaning up any trash/debris from the project Gutters: o Install 6" seamless aluminum gutters on each of the three eave lines o Fit each gutter with a 3x4 inch aluminum downspout, one on each level o There is new heat tape in the gutters on the north side of the PD (alleyway) and heat tape on the west side of the generator room. Owner would like to keep these in operation when new gutters are installed ALTERNATE BID: Bidders have the option to submit an alternate bid to substitute the fully adhered system with a mechanically fastened system where the membrane is fastened at all roll-edges with barbed plates and screws. If a bidder does not provide that method of roof replacement, they can leave that section blank.
