The University of California Merced invites qualified firms to submit a Statement of Qualifications (SOQ) to provide Space Planning, Utilization, and Demand Study Services for the UC Merced Campus. Project Overview The goal of this project is to conduct a comprehensive study of space utilization and demand across UC Merced's 2.5 million square feet of office, student, instructional and research space. The study will not include student housing space. The study will occur in phases and evaluate current and projected utilization and demand, and provide recommendations on space management culture, and improved policies and procedures to enhance efficiency and productivity. The team will produce a report at the end of each phase, summarizing results and offering change management strategies, implementation recommendations, and detailed financial analyses where applicable. This may cover opportunity costs tied to inefficient space usage, research space productivity assessments, and cost estimates for space reconfigurations. Additionally, the report will include updated guidelines, policies, and scenarios, comparing current space assignment and operational models to recommended changes. Background and Purpose PHASE I Office Space UC Merced aims to assess administrative and faculty office space utilization in light of hybrid and remote work models. The campus is seeking a consultant to conduct a comprehensive study of all office space, including both owned and leased facilities on the main campus, Downtown Campus Center, UC Merced on Main Street and Castle Airforce Base. The study will: Kick-off with presentations by an industry thought leader who will be contracted directly with UCM Collect stakeholder values and observation with regard to the hybrid work environment, Evaluate current and projected office space utilization and demand, Recommend updated workspace concepts and policies, and a "hybrid" work handbook, Proposal process changes to streamline space assignments, enhance space utilization and operational efficiency. The selected firm or team is expected to be awarded the project in late January or early February 2025, with work beginning immediately upon contract execution.
