**The owner has determined a prequalified list of construction managers. The Cherokee County Water and Sewerage Authority (CCWSA) is soliciting competitive sealed proposals from qualified contractors for Construction Manager at Risk Services for Pre Construction and Construction Services for a new Administrative Complex Facility. CCWSA is planning to construct the following facilities on property owned to the northeast of the corner of Airport Drive and Wilbanks Drive, Ball Ground, Georgia: o CCWSA Administrative Complex Facility- A new multi-level headquarters building that includes but is not limited to a Board Room, offices for General Management, Accounting, Billing, Capital Improvements, Construction, Customer Service, Environmental Affairs, GIS, Human Resources, Technology and Special Projects. A separate laboratory with receiving area and a free-standing maintenance building with outdoor vehicle wash area are also included. o Total Sq. Footage of the new Headquarters to be approximately 48,500 Sq Ft (includes 10,000 Sq Ft of shell space). o Total Sq. Footage of the new Laboratory to be approximately 3,500. o Total Sq. Footage of the new Maintenance Building to be approximately 1,500. Successful contractor will be required to meet insurance requirements. The Insurance Company should be authorized to do business in Georgia by the Georgia Insurance Department, and must have an A.M. Best minimum rating of A. The written proposal documents supersede any, verbal or written prior communications between the parties. Selection criteria is outlined in the request for proposal documents. The CCWSA reserves the right to reject any or all proposals, to waive technicalities, and to make an award deemed in its best interest.
