Yerington Manor is a 52-unit senior apartment complex with eight one-story buildings in Yerington, NV (Lyon County). ROOFING - SCOPE OF WORK - The following Scope of Work applies to the seven residential buildings and pergola only. 1. Remove existing roofing material to plywood sheeting. a. Remove and replace damaged plywood sheeting to match existing as necessary. 2. Remove and replace all roof jacks/flashing and any other metal materials. 3. Supply and install new 2"x2" drip edge metal where required. 4. Supply and install Ice and Water Shield, Stormguard or equivalent where required. 5. Supply and install proper roofing underlayment as required. 6. Supply and install new 30-year composite shingles, GAF Timberline HDZ or equal, color to be approved by NRH. 7. Properly seal all roof penetrations. 8. Install ridge vent on Building J. 9. Remove and replace shingles on 18' x 18' Pergola to match building color and style and to include proper underlayment. 10. Installation of all materials must meet or exceed all current ICC building codes and National Roofing Contractor Association (NRCA)requirements. 11. If available, include Add Alts to supply and install seamless gutters and downspouts where necessary. Color and style to be approved by NRH. WINDOW REGLAZING - SCOPE OF WORK The following Scope of Work applies to the seven residential buildings and community/office building. 1. Remove all specified window glazing. Properly dispose of all materials in accordance with regulations and specifications. 2. Provide all labor, material and equipment to install new window glazing. 3. New windows are to meet or exceed all current Energy Star requirements with NFRC certifications. Document NFRC rating on windows for the required U-valve and SHGC. 4. Provide and install tempered glass where required by current ICC building codes or city/county building departments. 5. Any existing window screens shall be removed and reinstalled by contractor.
