Contruction Manager at Risk- Walden Iii Middle & High School M/WBE's are encouraged to participate in the bid process. Located in southeastern Wisconsin, RUSD is the fifth-largest school district in the state, serving 7 Cities/Villages covering 100 square miles. The District has 2, 400 Staff Members/Professional Staff and more than 16,000 students. The District's Board of Education consists of nine (9) Board Members. RUSD's project goals for Walden III include safety and security updates, modernization of learning spaces to accommodate enrollment projections, bathroom upgrades, infrastructure improvements and building maintenance. The project is located at: 2340 Mohr Ave., Racine, WI 53405. 3. SCOPE OF SERVICES The CM will act on RUSD's behalf in such capacities as designated by RUSD and communicated to the CM by RUSD, with the principal responsibility of ensuring that the project is completed in a timely and cost-effective manner in compliance with the project schedule, budget, and all relevant contract documents. In carrying out its responsibilities, the CM will, subject to RUSD's final decision-making authority on all matters, continually seek and pursue opportunities to create value, monitor project progress and resolve potential issues before they materially affect the schedule, budget, and/or quality of the construction. The CM will provide regular status reports to RUSD and CMa, and will consult and cooperate with, and provide information to, RUSD, the Architect, the CMa, engineers, governmental agencies, and any other third parties as requested by RUSD. Without limiting the foregoing, the CM's responsibilities include the following, as such responsibilities may be altered or expanded by RUSD from time to time in its sole discretion. The project scope shall include all items as stated in the plans and specifications included herein as Attachment s C 1 - Walden III DD D rawings , C2 - Walden III Specification Table of Contents , C3 - Walden III Alternate C5 Drawings, C4 - Walden III Phasing-Sequencing Plans, C5 - Walden III Pre-Renovation Asbestos & Lead Preliminary Report and C6 - Walden III Geotechnical Report.
