Renovation of a mixed-use development in Palmyra, New Jersey. Completed plans call for the renovation of a educational facility.
2024 Bond Referendum Renovations at Charles Street Elementary School and Palmyra High / Middle School. It is expressly understood that the Bidder is responsible for getting the bid to the Business Administrator by the time and date set for the bid opening. 2. PALMYRA HIGH / MIDDLE SCHOOL a. Site Work - The Project work includes a new asphalt parking lot, concrete curbs & sidewalks, concrete ramps & stairs with aluminum railings and new site features as needed to support new building additions. Refer to the Contract Documents for specific site scope requirements. b. Exterior Construction Work - The Project work includes two new building additions, one at the Main Entrance and one at the Cafeteria. New building additions consist of concrete footings and floor slab on grade, CMU bearing cavity walls with brick veneer, steel joist and beam roof framing, steel decking, low slope SBS modified membrane roof assemblies, aluminum soffits at canopies, exterior aluminum windows and doors, storefront framing, interior wood doors with metal frames, accessible hardware, suspended acoustical ceilings, built-in casework equipment, display boards, miscellaneous interior finishes, and supporting mechanical and electrical systems. The work also includes limited masonry exterior wall infill at removed louver openings. Refer to the Contract Documents for a complete scope of work. c. Existing Roof Modification Work - The existing SBS modified bituminous roof system at the Auditorium is currently in year one of a 30 year warranty held by Garland. This roof system is also in year one of a 2 year Contractor Guarantee held by Ganter Roofing Inc. The remaining roof areas consist of SBS modified bituminous roof systems in various stages of warranty periods. The work in this contract includes existing roof assembly modifications at new HVAC equipment and new roof infill at removed equipment as well as miscellaneous patching/repair as indicated on the Contract Documents. Provide temporary protection on any roof surface subject to foot traffic and/or staging of material and equipment. During the performance of the work, provide temporary weather protection at existing roof areas disturbed by new work as needed to prevent moisture infiltration into the existing roof assembly. Provide inspection services by Garland for all roof areas throughout the building where existing roof membrane assemblies are disturbed as needed for the implementation of the work. Upon completion of all roof work, provide written acceptance from the original roof installer and manufacturer verifying that their warranties are still in full effect. d. Asbestos Abatement Work - The Project work includes abatement of asbestos containing materials in areas disturbed by construction activities. Materials to be abated include VCT/VAT flooring & mastic, drywall joint compound, coatings on sinks in the Science room and limited areas of plaster wall finish in the Auxiliary Gym. The work also includes abatement of ceiling glue dots above tectum ceilings in the Auxiliary Gym as needed to install new suspended equipment supports. Refer to the Contract Documents prepared by TTI Environmental (Drawings and Abatement Specifications) for a complete scope of work. e. General Construction Renovation Work The Project work includes interior renovations at existing Office areas, Nurse Suite, Auditorium, Gymnasium, Classrooms, Science Room and Library. General renovations include new room layouts with new GWB and CMU partitions, doors & frames, interior windows, casework, lay-in ceilings, lighting and new finishes. Auditorium renovations include new wood flooring and stage steps, theater rigging, lighting and sound equipment, audience seating, phenolic panel wainscot, lay-in ceilings, acoustical ceiling clouds and sound panels, carpeting and paint finishes throughout. Auxiliary Gymnasium renovations include new gym equipment, wrestling mats, mat lifts, wheelchair lift, batting cage and resilient sports floor with game striping. Additional work includes full renovations to student and staff toilet rooms as well as removal and reinstallation of existing ceilings, new soffits and new Steel Framing at renovation areas as needed for new equipment and HVAC systems. Refer to the Contract Documents for a complete scope of work. f. Mechanical Construction Renovation Work -The Project work includes replacement of existing HVAC systems as well as new HVAC systems at new building additions including new ductless split systems, roof mounted condensing units, packaged rooftop units, radiation assemblies, exhaust fans, ductwork, piping and related equipment. Work also includes integrating new HVAC systems into the buildings existing electronic BAS Control system. The Owners BAS Control Vendor is United Electric. Additionally, the Mechanical contract scope includes provision of Testing and Balancing as indicated on the mechanical drawings and specifications. Scope also includes coordination with the Owner testing agent for new equipment Commissioning. Refer to the Contract Documents for a complete scope of work. g. Electrical Construction Renovation Work -The Project work includes new Electrical Panels, Feeders, Circuits and Connections and Fire Alarm modifications for the new Renovations, HVAC equipment and lighting systems at specific locations throughout the building as indicated on the Contract Documents. Refer to the Contract Documents for a complete scope of work. 3. CHARLES STREET ELEMENTARY SCHOOL: a. Site Work - The Project work includes a new concrete ramp & stairs with aluminum railings at the main entrance. Refer to the Contract Documents for specific site scope requirements. b. Exterior Construction Work - The Project work includes limited exterior door replacement with new aluminum frame & FRP/Alum door assemblies. Work also includes masonry exterior wall infill at removed louver openings as shown on the Contract Documents. c. Existing Roof Modification Work - The existing SBS modified bituminous roof systems at this school are currently in year one of a 30 year warranty held by Garland. Refer to the Contract Documents prepared by TTI Environmental (Drawings and Abatement Specifications) for a complete scope of work. e. General Construction Renovation Work - The Project work includes interior renovations at the existing Main Office and Nurse Suite. General renovations include new room layouts with new GWB and CMU partitions, doors & frames, interior windows, casework, lay-in ceilings, lighting and new finishes. The work also includes replacement of existing Corridor Doors and Frames. Additional work includes full renovations to student and staff toilet rooms as well as removal and reinstallation of existing ceilings, new soffits and new Steel Framing at renovation areas as needed for new equipment and HVAC systems. Refer to the Contract Documents for a complete scope of work. f. Mechanical Construction Renovation Work - The Project work includes replacement of existing HVAC systems as well as new HVAC systems at renovated areas including new unit ventilators, roof and ground mounted condensing units, ductless split systems, radiation assemblies, exhaust fans, ductwork, piping and related equipment. Work also includes integrating new HVAC systems into the buildings existing electronic BAS Control system. The Owners BAS Control Vendor is United Electric. Additionally, the Mechanical contract scope includes provision of Testing and Balancing as indicated on the mechanical drawings and specifications. Scope also includes coordination with the Owners testing agent for new equipment Commissioning. Refer to the Contract Documents for a complete scope of work g.
