Site work and new construction of a mixed-use development in Marion, Iowa. Completed plans call for the construction of a swimming pool; for site work for a swimming pool; and playground / park / athletic field.

Work will include the construction of an Aquatic Center and associated onsite improvements, adjacent onsite recreational fields, and the redevelopment of the former Willowood Park. Public infrastructure, such as surrounding roadway and utility improvements are not included in this scope of work. Pre-construction assistance to begin after successful contract execution with CMaR. This project will be subject to a public referendum on November 4, 2025. Pending the approval of the referendum, the first phase of construction is anticipated to commence during spring of 2026 and tentative substantial completion is fall 2028. 1. Aquatic Center, multiple swimming pool basins, a lazy river, water slides, a variety of features/amenities, and support bathhouse and buildings 2. Additional recreational fields 3. Roadway and Utility Improvements (not included in CMaR scope of work) 4. Redevelopment of the current swimming pool site location of Willowood Park. Possible options include a farmer's market with a pavilion, or an expanded park play area with water recreation splash pad. At the proposal stage, qualified respondentswill be asked to submit their proposed feesforthe project. The City of Marion is soliciting Statements Of Qualifications ("SOQ") for Construction Manager at Risk (CMaR) services to provide construction services for its project described in this RFQ (the "Project"). The Marion Aquatic Center Project will be constructed at the southeast corner of S 31st Street and Munier Road and the decommissioning of the Willowood Pool along 35th Street in Marion, Iowa, 52302. This request invites qualified firms to submit an SOQ for accomplishment of the items of work described below under the Project Description and Scope of Work. SOQs shall be prepared and submitted in accordance with the requirements described in this RFQ. The City reserves the right to waive any deficiencies in any RFQ responses and to decide which firms are qualified to submit a proposal in the best interest of the City.
