Renovation of a mixed-use development in Eastman, Georgia. Completed plans call for the renovation of a multi-residential development.

Project GA06P080010 - Stuckey Homes (20 dwelling units): o Convert units from gas to total electric. o Replace central HVAC systems with new electric heat pumps. o Replace existing water heaters and ranges. (Owner-furnished, Contractor-installed). o Replace bathroom exhaust fans. o Replace existing shingle roofing. o Modifications to eaves and replace fascia and soffit on two buildings. All buildings are 1 story and are located on one site on Legion Drive and 2nd Avenue, in Eastman, Georgia. Project GA06P080009 - Administration Building: o Modifications to provide new tenant interview rooms with bullet-proof glass windows and CMU walls. o Provide new storage room within the existing Community Room. o HVAC modifications. o Existing asbestos-containing materials will be abated where disturbed by new construction. The building is 1 story and is located on Griffin Avenue in Eastman, Georgia. A certified check drawn on a bank or trust company insured by the Federal Deposit Insurance Corporation, payable to the Housing Authority, or satisfactory bond executed by an acceptable surety on the Bid Bond form contained in the Specifications, or other form acceptable to HUD and the LHA, and in an amount equal to five percent (5%) of the bid shall be submitted with each bid. The successful bidder will be required to furnish and pay for satisfactory Performance and Payment Bond(s) in the amount of 100% of the contract amount. All sureties must be authorized to transact business in the State of Georgia and must be listed on the U.S. Treasury Department Circular No. 570 (most current list), published annually listing companies approved to act as surety on bonds securing government contracts, and said surety or sureties must be in accordance with maximum underwriting limits on each contract as specified in the above mentioned Circular No. 570. Before the opening of bids, bidders or their representatives may attend a Pre-bid Conference with representatives of the LHA and the Architect. The conference will serve to allow bidders to visit the site(s) and address questions to the LHA and Architect. No bids may be withdrawn for a period of sixty (60) days subsequent to the opening of bids without the consent of the Housing Authority. The Housing Authority reserves the right to reject any or all bids and to waive any informalities in the bidding.
