Renovation of a multi-residential development in Moberly, Missouri. Completed plans call for the renovation of a multi-residential development.

Repair of existing damaged areas of exterior finish. 2. Re-Coating of existing and repaired areas of Exterior Insulation Finish Systems (EIFS) system coatings. Up to 2 colors of system finish coatings will be selected for the Base Bid. 3. Removal of existing sealants around the entire perimeter of windows. 4. Installation of new sealant joints for the entire perimeter of existing windows between windows and finish systems. 5. Preparation and painting of existing guard rails. A certified or cashier's check, bank draft or Bid Bond executed by the Bidder and an approved Surety Company, payable to the Housing Authority of the City of Moberly, in the amount of five percent (5%) of the Base Bid shall be submitted with each Bid. The successful bidder will be required to furnish and pay for satisfactory performance and payment bonds in the amount of 100% of the base bid. The Contractor shall not pay less than the prevailing hourly rate of wages for work of a similar character in the locality in which the work is performed, as determined by the United States Department of Labor Employment Standards Administration in accordance with Davis-Bacon Act, as amended and related statutes, as stated in the Contract Documents. The Owner reserves the right to reject any and all Bids and to waive all informalities in Bids. No Bid may be withdrawn for a period of 30 days subsequent to the specified time for receipt of Bids. The Public Bid Opening is being conducted as detailed within Section 6.9 of HUD Procurement Handbook 7460.8 REV 2. Accordingly, during this public bid opening the H.A. will read only the name of each bidder, the dollar amount each bidder proposed, and the existence of the bid bond/security. Your firm will be placed on the "Plan Holders' List" only when a paper set of documents are ordered. Contract Documents will be on file for review at the office of the Housing Authority of the City of Moberly, at the offices of PWArchitects, Inc. and ADS, as well as the following Online Base Bid - Includes all costs associated with the scope of work as indicated on the plans and specifications for the renovation of the existing building including removal of caulking at the full perimeter of all windows, new caulking at the full perimeter of all windows, cleaning of all existing exterior finished walls, repair of all areas of exterior finish systems indicated and re-coating of all areas. Alternate #1 Deduct -Alternate #1 deduct is the amount to exclude work associated with the Re-Coating of the area indicated as Color 1 as shown on the drawings. Caulking work and cleaning work remain in the base bid. Alternative #2 BID: The Total Bid will be evaluated by the Base Bid Price minus Alternative #1 minus Alternative #2. A. Alternate #2 Deduct - Alternate #2 deduct is the amount to exclude work associated with the Re-Coating of the area indicated as Color 2 as shown on the drawings. Caulking work and cleaning work remain in the base bid.
