Description All on-site workers & visitors MUST undergo and pass a background check. This is an active school building during work. GMA Construction and WE O'Neil Construction are joint ventured for this project. This is a union job. The Lawndale Educational and Regional Network Charter School (LEARN) is seeking proposals from General Contractors/ Construction Managers to provide limited pre-construction, construction and post-construction services for a proposed campus expansion located in Chicago, Illinois. These proposals are expected to be in the form of a Guaranteed Maximum Price. LEARN plans to expand and renovate the Hunter Perkins Charter Academy at 1700 W 83rd Street, Chicago Illinois. The current facility is an approximately 34,000 SF building located on an approximately 33,200 SF parcel with an adjacent 7500 SF parking lot. The proposed expansion is approximately 18,868 SF. The expansion is expected to contain seven classrooms, two lab spaces, a gymnasium and four bathrooms. The project will involve the selective renovation of the existing building as well as the renovation of the adjacent 7500 SF parking lot. Moody-Nolan are the architects. The project is a restart of an effort that was paused in 2022 due to uncertainties around pricing and lead times during the Covid-19 Pandemic. As a result, a fully developed and detailed set of plans and specifications has been developed. This is currently being reviewed for any code or other changes. LEARN operates in historically under-resourced and diverse communities. LEARN expects that the chosen GC/ CM will demonstrate an historical and on-going commitment to employing and developing residents of these communities at all levels. This spans entry level apprentice trade work, Journeyman level trade work, entry level professional work and senior management. The project will require a zoning variance and special use permit. This process is underway and we are preparing to file for an appearance at the Zoning Board of Appeals meeting in either February or March. We anticipate receiving approval for the needed variances and special use in time to allow permit issuance by mid to late April 2025. This process was completed successfully in 2022 and the project has Aldermanic Support. The project is also on track to be submitted for developer services review by the City of Chicago Department of Buildings by February 1, 2025 with permits approved approximately April 1 to 15th 2025. RFP respondents should be prepared to mobilize in April 2025. The construction timeline has not been finalized however the project will require a final certificate of occupancy no later than June 1, 2026. The GC/CM will be liable for liquidated damages beyond this date.
