Renovation of a residential development in Elk City, Idaho. Completed plans call for the renovation of a residential development.

The project consists of removing and disposing of existing wood siding and replacing it with metal siding, installation of exterior waterproofing house wrap, replacement of one window, and an additive option to construct a deck and railing. If the base bid is $100,000.00 or greater, a bid bond in the amount of 5% of the bid is required. BID SECURITY Proposals must be accompanied by cash (no personal or business checks), a certified check, or cashier's check drawn on a bank in good standing, or a bid bond issued by a Surety authorized to issue such bonds in the State of Idaho, in the amount of five (5) percent of the total amount of the Proposal submitted. This bid security shall be given as guarantee that the Bidder will not withdraw his Proposal for a period of 60 days after bid opening, and that if awarded the Contract, the successful Bidder will execute the attached Contract and furnish the Performance Bond and Labor and Materials Payment Bond as hereinafter specified. The successful Bidder shall file with the Owner a Performance Bond and a Labor and Materials Payment Bond on the forms bound herewith, or suitable substitutes, each in the full amount of the Contract price, as security for the faithful performance of the Contract and the payment of all persons supplying labor and materials for the construction of the work, and to cover all guarantees against defective workmanship or materials, or both, for a period of 1 year after the date of final acceptance of the work by the Owner. The Surety furnishing this bond shall have a sound financial standing and a record of service satisfactory to the Owner and shall be authorized to do business in the State of Idaho. LIQUIDATED DAMAGES In the event the Bidder is awarded the Contract and shall fail to complete the work within the time limit or extended time limit agreed upon, as more particularly set forth in the Contract Documents, liquidated damages shall be paid to the Owner at the daily rate indicated in the Contract until the work shall have been finished as provided by the Contract Documents. Sundays and legal holidays shall be excluded in determining days in default. AWARD OF CONTRACT All bids shall be considered valid for 60 days. Within 60 calendar days from the opening of Proposals, the Owner will accept one of the Proposals or will act in accordance with BASIS OF AWARD, below. The acceptance of the Proposal will be by written notice of award, mailed or delivered to the office designated in the Proposal. In the event of failure of the lowest responsible Bidder to sign and return the Contract with acceptable Performance Bond and Labor and Materials Payment Bond, as prescribed herein, the Owner may award the Contract to the next lowest responsible Bidder. Such award, if made, will be made within 60 days after the opening of Proposals. The Owner reserves the right to accept or reject any or all Proposals, and to waive any informalities and irregularities in said Proposals.
