Project Location: Greenville County Schools The School District of Greenville County (District) invites interested firms to submit a SEALED PROPOSAL to provide CM at Risk - Culinary Arts Center Construction for Greenville County Schools in accordance with the specifications and terms and conditions of this solicitation. District staff will coordinate through each school for these services on an "as needed" basis. The Request for Proposal solicitation method shall be used to select one or multiple firms that meet the requirements of the solicitation. This solicitation does not commit the District to award a contract, to pay any costs incurred in the preparation of the response to this solicitation or to procure any goods or services. An award resulting from this solicitation will be for one (1) year from the date of award with the option to extend for one (1) year annually, with a potential of five (5) years in total, if agreed to by GCS and the successful proposers. Baseline Scope of Work: New construction of single story, 20,000 +/- square foot culinary arts building. This building will not serve students. This building will contain office space, a test/teaching kitchen, several conference center-like dining spaces, support spaces and a new entrance lobby connecting to the existing MT Anderson main entrance. This building will be constructed on the site of Greenville County Schools MT Anderson Support Center. Site improvements include but are not limited to expanded parking areas, addition of fire access drives, installation of stormwater management measures and installation of site wayfinding signage. The construction budget for this project is roughly $9 Million. Project Schedule: This project's Pre-construction Services Phase is scheduled to begin after proper award, the protest period and issuance of a Purchase Order. The Project's Construction Phase is scheduled to begin as early as May 1st, 2025. The project shall be substantially complete on or before August 23rd , 2026. The project shall receive full occupancy on or before September 1st , 2026. Because this is not a traditional school site, work may take place generally during any time amenable to the CM. Prior to mobilization, Owner, CM, Architect and Civil Engineer will work to establish project phasing plan which will account for sporadic Southside High School athletic activities and ongoing MT Anderson Support Center office functions and conference center activities.
