The City of Avondale is seeking proposals from developers to fund, design, construct, and operate a dynamic, vibrant commercial project on city-owned property at The BLVD. Proposers may (1) offer to purchase the Property and enter into a development agreement to build improvements, (2) offer to build improvements and lease the land from the City, or (3) offer another approach that achieves the City's goal to activate the Property and integrate the new development into the already-existing uses at The BLVD. The primary asset is located at the northeast corner of Van Buren Street and Avondale Blvd. There are three smaller parcels nearby that could also be developed for commercial purposes (see attached map). The City seeks commercial uses such as signature retail, dining, entertainment, and office space on the 16 acres of land known as The BLVD. Proposer could submit on all four parcels or one, two or three of the parcels. Please see map below for individual parcel details. The City will collaborate with the successful developer to complete the design plan approval process before finalizing a deal, developers must comply with The BLVD Specific Plan. The project shall generate economic activity and activate an important revenue-generating area of the city. Proposals are being sought from fully assembled development teams that possess the development experience and financial capacity to execute the project immediately.
