The Contractor will document system conditions, work efforts, and provide reports. The Contractor shall provide all insurance, bonds, labor, supervision, materials, equipment, tools, parts, supplies, lubricants and other incidentals to provide full maintenance and repair services. Semi-annual routine inspection and preventative maintenance components of the scope will be compensated at a flat rate. Repairs will be compensated as time and materials. The initial contract will be for a one (1) year period from the date of the award. This contract can be renewed by mutual consent for 4 additional one-year terms. The maximum term shall not exceed 5 years from the date of award.
