The structure is a 2,000,000-gallon fluted column elevated water storage tank with a low-water level of 102 ft. located at 5027 170th St. in Urbandale, Iowa. Exterior: High pressure water clean (5,000 to 10,000 psi) and spot power tool clean to a SSPC-SP11 standard. Apply a three (3) coat epoxy urethane system. Dry Interior: Spot power tool clean the spot coating failures throughout to a SSPC-SP11 standard. Apply a spot two (2) coat epoxy system to the prepared surfaces. Foundation: Water clean and apply a two (2) coat epoxy system. Repairs: 1) Install gaskets on the wet interior roof hatches. 2) Install handholds at the roof hatches located inside the handrail. 3) Replace the mud valve. 4) Install a flap gate on the overflow discharge. 5) Repair the roof vent pressure vacuum plate. 6) Install a roof painter's railing. 7) Replace the dry interior light bulbs. The Contractor has the option to perform the work in the Fall of 2025 or Spring of 2026. Commence work on or after September 22, 2025 Substantial Completion by October 31, 2025, including cure and disinfection time. Commence work on or after April 17, 2026 Substantial Completion by May 29, 2026, including cure and disinfection time. Liquidated damages are applicable and begin after 35 days out-of-service or after Substantial Completion date whichever is the earlier date. Liquidated damages at $1,250/calendar day is to a pply after this date. Ready for Final Payment Date is to be thirty (30) days after date Substantial Completion Date based on out-of-service days or scheduled Substantial Completion, or as adjusted by Change Order, or actual Substantial Completion if earlier. Liquidated damages after Ready for Final Payment Date of $250/day is to apply. Liquidated damages are cumulative if damages from Substantial Completion and Ready for Final Payment overlap. In addition, Special Damages, fines, or Set-Off may also apply per Bid/Agreement Form. Due to supply chain issues, the Owner reserves the right to require the Contractor to have all of the required coating for the project delivered to the site prior to the tank being taken out-of-service and prior to the commencement of the project.
