Reference Number 0000378694 Job Location: Northwest Jeffco Library 1.0 Project Synopsis: Jefferson County Public Library (JCPL) is seeking proposals for General Contractor construction services utilizing the construction manager/general contractor (CMGC) delivery method. This will be a contract for construction services for a new build of a library in Arvada, CO. 2.0 Background: JCPL identified a need to expand services to a growing population in the northwest area of Jefferson County. A data driven search was conducted to identify exactly what area would be best suited for this additional location. The result was the identification and subsequent purchase of a 9.4-acre site located near Highway 72 and Candelas Parkway in Arvada, Colorado. 3.0 Statement of Work: The scope of service will generally consist of two phases of services. The first will be assisting JCPL and Architect in completing the pre-construction phase of a project including cost modeling, informing around material lead times, alternative materials and products and value-based decision making. It will also consist of the General Contactor (GC) obtaining all trade contracts that shall be competitively bid and determine a not to exceed price for the work described by the design documents. The second phase will be construction and close out of a project. The GC will be allowed to self-perform work that it traditionally performs with its own forces. This work shall be competitively bid by the CMGC against other contractors preforming the same scope of work with the oversite of the Construction Project Manager.
