On behalf of the City of Crystal Lake, we are excited to offer an uncommon investment and development opportunity in the City of Crystal Lake. The City of Crystal Lake, a unique, and historic community located 40 miles northwest of Chicago is offering a 2.6 acre, City owned property for sale as a redevelopment site. The site is located at the edge of the City's historic Central Business District and the residential neighborhood that will ultimately be created on the site will have convenient access to the Metra Station, the Library, schools, parks, bike trails, open lands and Crystal Lake businesses. Although at this time the City is looking only for developer qualifications, we hope this document provides sufficient background to give you a good understanding of the unique opportunity being offered. The City seeks a development team that shares its interest in community vitality and safe, sustainable, high quality living environments for its residents. As a community, we, the elected officials, Board and Commission members, business owners and residents have established development parameters for the parcel to assure that the selected developer has the information needed to move expeditiously toward final development approvals. The City stands ready to assist the selected developer through the approval process. We invite your interest and the submittal of your qualifications as we begin a two-phase process with the first phase leading to the selection of a short list of capable developers. These selected developers will be provided with additional information and will be invited to submit detailed proposals for the property. The City's short list will be comprised of teams who demonstrate clearly that they have the qualifications, creativity, experience and the financial capacity to purchase the property from the City and construct a high-quality residential development in keeping with the standards, character and traditions of the City of Crystal Lake.
