Renovation of a mixed-use development in Kissimmee, Florida. Completed plans call for the renovation of a educational facility.
The project involves resurfacing a floor area of 23,729 square feet with an epoxy system, marking the corridors where people can walk with yellow lines, and painting numbers in each work bay. The work will be performed in two phases, covering approximately half the total area. The project is expected to take 14 days to complete (7 days per phase), with an additional 2 curing days required after each phase. 1. Floor Preparation (Phase 1 and Phase 2) A). Grinding and Edge Prep: o Grind the entire floor surface, ensuring preparation to a Concrete Surface Profile (CSP) 3-4. o Grind edges and corners to prepare for full system adhesion. o Remove any existing coatings or contaminants that may interfere with bonding. o Ensure the floor is clean and dry before proceeding to the next step. B). Joint Filling: o Fill all control joints, expansion joints, and cracks as needed to ensure a smooth, continuous surface. o Use a suitable filler material compatible with the epoxy system. 2. Moisture Vapor Barrier (MVB) - First Coat A). Application: o Apply a moisture vapor barrier (MVB) as the first coat to prevent moisture from rising through the floor, ensuring proper adhesion of subsequent layers. o Ensure the first coat is applied evenly and allowed to cure according to the manufacturer's recommendations. 3. Epoxy Base Coat - Second Coat A) Application: o Apply a 100% solid epoxy as the second coat. o The epoxy should be mixed, applied, and rolled uniformly across the surface to ensure consistency. o Ensure the coverage is complete and allow adequate time for curing. 4. Tinted Polyaspartic - Third Coat A) Application: o Apply a tinted polyaspartic coating as the third and final topcoat. o This layer will provide a durable, aesthetically pleasing finish with additional protection against wear and chemicals. o Ensure uniform application, and allow curing as required. 5. Line Striping (Phase 1 and Phase 2) A) Layout: o Mark and stripe the floor according to the specified layout plan. o The line striping will be completed after the final coat of polyaspartic has cured to ensure durability. o Apply traffic-grade paint for line striping with proper masking to create clean and precise lines. o Allow sufficient time for the striping to dry. 6. Notes A) Phased Approach: o The project will be divided into two phases, covering approximately half of the total area (11,864.5 sq. ft. per phase). o Each phase is estimated to take 7 working days, followed by 2 curing days to allow the epoxy and coatings to be properly set. o After completing each phase, curing time is required before proceeding with the next phase. B) Furniture Removal: o All furniture and equipment in the work area are to be moved by others. The contractor is not responsible for any furniture removal or relocation. 1.04 1.05 1.06 1.07 1.08 1.09 Project Schedule: o Notice to proceed (NTP) April 21, 2025 (after Board Approval) o Substantial Completion Date: May 30, 2025 o Final Completion Date: June 6, 2025 March 14, 2025 Question Deadline The School Board is committed to increasing the number of qualified small business and veteran-owned Bidders who wish to provide products and services to the School Board. The School Board has established a current SBE/VBE participation goal for this Bid of ten percent (10%) of the total contract revenues, which may be met with an SBE, a VBE, or a combination of both. All Bidders are encouraged to either meet or exceed the SBE/VBE participation goal or demonstrate good faith efforts to meet such goal.
