A Contractor will evaluate and adjust airflows within Building 215's cleanroom by performing pre-demolition testing of mechanical equipment; replacing approximately 70 variable air volume terminal units; repairing and diagnosing control systems to confirm operation of dampers, valves, and sensors; replacing approximately 54 airflow monitors; installing roughly 32 new exhaust air valves to control exhaust branch duct airflows; and repairing or modifying existing exhaust or supply ductwork. Work includes replacing approximately 1,200 existing terminal supply HEPA filters, repairing supply connections, balancing and certifying new HEPA filters, rebalancing air handling units, exhaust fans, and exhaust tools, performing room pressurization rebalance, completing cleanroom recertification, and verifying and repairing or replacing capped ducts as needed. Contractors must execute all tasks with the ability to work continuous 24/7 weekend outage windows of up to nine calendar days, isolate individual cleanroom bays while keeping adjacent bays operational, protect existing irreplaceable tools and equipment, maintain adequate insurance to cover repairs, replacements, and recertification of any damaged equipment, and manage specialty trades while coordinating closely with the owner. Filter replacement progression includes scaffolding setup, equipment protection, and installation of temporary partitions, followed by HEPA removal, gel gasket removal, cleaning, installation of new devices, airflow balancing, HEPA certification, dismantling of temporary installations, final space cleaning, and area cleanroom certification.
