Renovation of a mixed-use development in Pegram, Tennessee. Completed plans call for the renovation of a fire / police facility.

The Town of Pegram, TN is accepting sealed bids for a comprehensive remodel of the City Hall and Fire Department facilities along with any necessary repairs identified during the process. Contractors must be licensed and insured for liability and workman's compensation. The Town of Pegram reserves the right to reject any and all bids and to waive formalities. Scope of Work: 1) Tear-off and Deck Inspection o Remove all existing shingles and roof accessories down to the plywood decking. o Inspect the plywood decking for any damage or deterioration. If any decking is compromised, provide a price per sheet (labor and material) to replace. 2) Underlayment Installation o Install self-adhered underlayment in all valleys, around penetrations, 6" up side walls, 6" on the deck, and around curbs to ensure a waterproof barrier. o Install synthetic underlayment over the remaining decking for added protection. 3) Metal Drip Edge Installation o Install metal drip edge along all roof edges, including the bottom of roof slopes and rake edges, to ensure proper water runoff and protection against wind-driven rain. 4) Starter Shingles Installation o Install accessory starter shingles over the metal drip edge at all roof edges to help prevent wind uplift and ensure a proper seal. 5) Shingle Installation o Install laminated shingles (225-pound or 230-pound per square) over the underlayment, following manufacturer specifications and ensuring a secure, watertight roof. 6) Pipe Flashing Installation o Install new lead pipe flashings at all plumbing vents to provide a durable and watertight seal around vent pipes. 7) Electric Service Flashing Installation o Install new zipper flashings at electric service entries to prevent leaks around electrical service connections. 8) Side Wall and Curb Flashing o Install new aluminum step and counter flashings in side walls and around metal curbs to ensure proper water diversion and protection against leaks. 9) Ridge Vent Installation o Install a ridge vent at ridge areas, ensuring proper airflow and ventilation. Cover ridge vent with hip and ridge accessory capping for aesthetic and functional protection. 10) Cleanup and Disposal o Perform a thorough cleanup of the job site, hauling away all trash and debris associated with the roof replacement, leaving the area clean and free from hazards. 11) Warranty o Provide a 5-year workmanship warranty, ensuring the quality and integrity of the installation. 12) Material Warranty o Provide all necessary warranty information related to the materials, including shingles and accessories, as per the manufacturer's terms.
