Renovation of a laboratory facility in Berkeley, California. Conceptual plans call for the renovation of a laboratory facility.
Estimated Construction Cost: $450,000 Scope of Services The University anticipates the project delivery method will be design/ bid /build. The project will have two (2) phases, which will require approval before proceeding to the next. The Phase 1 scope of services includes programming verification and schematic design (SD). The Phase 2 scope includes construction documents (CD) and construction administration (CA). Cost estimates will be provided at the end of SD, and 50% CD phases by the design team to ensure alignment with UCB's budget. A third-party consultant will be hired by UCB Capital Projects to conduct and provide any pre-test documents needed. The selected firm shall work collaboratively with the University to maintain the project budget and scope, participate in value engineering as required, and recommend actions to expedite the schedule. A detailed scope of work will be negotiated with the selected firm and is expected to include the following: o Review of existing available information. o Detailed site/field evaluations to accurately understand existing conditions. o Development of comprehensive design information to identify and coordinate MEP and life-safety scope with the existing building systems. o Identification of accessibility-related scope, including but not limited to Accessible Path of Travel requirements for alterations, and Accessible Routes. Includes review of accessibility with the UCB Coordinating Committee for the Removal of Architectural Barriers (CCRAB). o Coordination with the University's representative regarding owner-provided laboratory equipment and furniture, including spatial and utility requirements. o Production of and coordination of comprehensive construction design documents. o Provision of cost estimates and updated cost estimates. o Provision of construction administration services. Phase 1: Programming Verification, Schematic Design (SD) This phase will include verifying the project program and preparing Schematic Design (SD) documents. In addition to architectural drawings, SD should include preliminary structural, mechanical, electrical, and plumbing drawings, to serve as the basis for a construction cost estimate. Phase 1 services will begin immediately following the selection of the Executive Architect. Upon the design professional's successful completion of schematic design, the University, at its discretion, may authorize Phase 2. Phase 2: Construction Documents (CD) and Construction Administration (CA) This phase encompasses all design services required to create construction documents, incorporating necessary approvals including but not limited to Certified Access Specialist (CASp), Campus Fire Marshall (CFM), and Campus Building Department (CBD). It also includes all design services associated with project bidding and construction administration services as required by the Executive Design Professional Agreement (EDPA). Deadline for questions: no later than 4:00p.m. Pacific, 03/21/2025 A screening committee will review the proposals and identify the 3-4 most qualified to provide the services under consideration. A selection committee will conduct discussions with the most qualified firms. The discussions will be conducted via an exchange of oral communications. Submittal screening, firm short listing, discussions, and selection of the executive architect consultant is anticipated to be completed by April 22, 2025. Interviews will be held by video conference. No more than four people from each firm shall attend the interview. The firm team members shall include the key personnel who will be interacting with the University on a regular basis or providing significant technical expertise to the project. Each of the team members attending the interview must participate substantively in the interview. Firms may bring one marketing staff member to the interview if desired; that staff member does not count towards the limit of six people and may not participate in the interview. Additional instructions regarding interview content and logistics will be provided to the firms selected for an interview. The University shall negotiate with the highest ranked Consultant on the tasks, staffing, schedule, and a maximum not-to exceed fee. Negotiations may be formally terminated if they fail to result in a contract within a reasonable amount of time. Negotiations will then ensue with the second ranked Consultant, and if necessary, the third ranked Consultant Note: The final selection and appointment is contingent upon Project approval and funding. By submitting a response to this RFQ, the eventual successful firm accepts the terms and conditions set forth in the EDPA.
