Reference Number 0000379879 The City of Linden is excited to announce the availability of leasing opportunities in the soon-to-be newly renovated historic Mill Building located along the bank of the Shiawassee River at 201 N. Main Street in downtown Linden. This building, originally constructed in 1850, will be meticulously restored to preserve its architectural charm while offering modern amenities for a variety of uses. The Mill Building has been an iconic structure in the community since the time of construction and is listed on the National Register of Historic Places. The Mill incorporates four separate floors of usable space that may be subdivided for unrelated independent purposes or combined for single use. The City of Linden is seeking proposals from qualified individuals, businesses, or organizations interested in leasing space within this facility. The building offers flexible leasing options and is ideal for a variety of uses including retail, galleries, office space, restaurants, brewery, rental venue space, or other suitable uses. Market Area The City of Linden is located in the southwestern corner of Genesee County, in the midMichigan region. Genesee County is home to rural communities, small towns, and the City of Flint. The nearest communities to Linden include the City of Fenton to the southeast and Fenton Township which surrounds the city. Larger communities are also located within a short distance from the City of Linden, including Flint (15 miles northeast), Lansing (40 miles southwest), Detroit (50 miles southeast), and Saginaw (40 miles northeast). The Mill Building is a six-minute drive from US Highway 23. Other major regional transportation routes include Interstate 75, Interstate 69, Interstate 475, M-54, and M-21. Over the past few decades, the population of Linden has risen with an overall upward trend. The recently released 2020 Census indicates a total population of 4,142, an increase of 3.8% from the City's 2010 population. Population estimates for 2021 provided by Esri indicate a 2021 population of 4,286. Esri projects modest population growth over the next five years, increasing to 4,295 residents by 2026. According to Genesee County Long Range Transportation Plan population projections, the city will increase to 4,514 residents by 2040, a 9% increase from its 2020 population. According to Esri, Linden has the potential to draw from a large population base of more than 475,000 people within a 30-minute drive.
