Site work, paving and remodeling of a mixed-use development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.
Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation. Rehab Specialist : Davis Jones (414)708-3076 Concrete Sidewalk Repair: Remove and replace the cracked/sloped walkway at the following locations: In the backyard between the main home and the dettached garage from the middle stairs to the garage. New walkway to be a minimum of 4" thick with concrete rated to 4000 PSI and have a broom finish. The approximate area of concrete replacement is 90 square feet. : Replace the small concrete service stair in the backyard in the middle of the rear walk. New steps to installed with concrete rated to 4000 PSI and have a broom finish. Siding: Spot scrape, prep, prime and paint areas of failing paint of the detached garage lap siding. Paint to be best possible match to existing. Main areas of concern; North and South side of garage. After the removal of existing roof replace any underlying rotten or damaged roof sheathing then install 7/16" OSB sheathing over the entire deck. Install 'W' flashing at all valleys. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code if needed. Provide all necessary flashings, and minimum 30 year dimensional shingles. Contractor to provide warranty from shingle manufactuer upon completion of roof install. 1. The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder. A. The Department of City Development will provide written scopes of work. Each property has a Scope of work that includes the following: o Property address. o Inspector's name and phone number. o A detailed list of work items. o Inspector's signature. B. Each HIPF job will have a Scope that may include a list of general repairs to the property and can include carpentry, painting, roofing, lead abatement or lead hazard reduction, masonry or concrete work. The Scope may also include necessary repairs to the building's structure, i.e. bearing walls, support beams or columns, roof and floor structures, foundation repairs that require major masonry or concrete work, and extensive concrete flat work. o A separate electrical, plumbing, and/or heating Scope is written if repairs are necessary to these systems. o Inspection and oversight - Inspection and oversight of in-progress and completed work is done by the Inspector. Inspection, oversight and clearance of work involving the disturbance of painted surfaces and/or lead abatement is provided by the Milwaukee Health Department Childhood Lead Poisoning Prevention Program (MHD-CLPPP). C. Unless noted otherwise, the subject of all imperative sentences in these specifications and the DCD Scope is the Contractor. o R/R shall mean Remove old and Replace with new. o F/I shall mean Furnish new and Install per specifications. o A/A shall mean Assorted Areas. o U/T shall mean Up To. o SF shall mean Square Foot. o Cu. Ft. shall mean Cubic Foot. o SQ.YD. shall mean Square Yard. o EA shall mean Each. o LF shall Mean Lineal Foot. o HT shall mean Height. o T & G shall mean Tongue and Groove.
