Site work and new construction of a mixed-use development in Central Falls, Rhode Island. Completed plans call for the construction of a multi-residential development; and for site work for a multi-residential development.
Reference Number 0000381309 The City of Central Falls is requesting proposals from qualified firms interested in partnering with the City to redevelop two vacant parcels to provide a mix of affordable and market-rate housing and commercial space. The City reserves the right to consider proposals from one or more developers for each individual site and is open to considering long-term ownership or land lease arrangements. 85 Hunt Street (1.8 acres) is located at the highly visible corner of Broad Street and Hunt Street. The property is zoned M-2 (heavy industrial), a remnant of the site's history as the location of a former manufacturing facility, and lies within an overlay district that was recently created to promote a mix of residential and commercial uses. 1154 Broad Street (0.4-acres) is in a C-2 (general commercial) district, which also allows residential use. Both properties are served by public utilities and a major public transit route, are less than 5 minutes from Interstate 95, and 1.5 miles from a new MBTA commuter rail and RIPTA bus hub that provide direct access to Boston, Providence, and TF Green Airport. The sites are adjacent to restaurants, neighborhood retail, and recreation facilities. Bike lanes in front of each property connect the sites to a regional bikeway, and public access to the Blackstone River is less than a quarter of a mile away.
