Remodeling of an elderly care / assisted living facility in Astoria, Oregon. Completed plans call for the remodel of a elderly care / assisted living facility.

Sealed or Electronic Proposals Will Be Received by Clatsop Care Center Health District for the Bidding and Construction Contract Administration of a Cosmetic Upgrade of the Third Floor of Clatsop Retirement Village in Astoria. Proposal Will Include an Introduction of the Firm, Construction Approach, Past Experience, Proposed Project Consultants, and Complete Fee Breakdown. B. Work Includes, but is Not Limited to: 1. Review Existing Site Conditions: Become Familiar With the Site, Building Conditions/location, and What Specialties Need to Be Engaged to Complete the Project. 2. New Design and Construction Coordination With the Architect/project Manager: Work With the Architectural Firm in Completion of the Project According to Design Plans Provided in This Request for Proposal. Review and Adhere to Construction Documents for the Construction of the Approved Design. In Addition to the Cosmetic Upgrade of Finishes, Coordination and Submittals to the State of Oregon Facility Planning and Safety for Approval of Overall Scope Which Will Include in the Common Areas New Flooring, Removal of Stub Walls Outside Tenant Units, Paint, Molding, and the Transition of Some of the Common Kitchen Areas Into Office Space. 3. Tenant Rooms: Livable Rooms Will Be Renovated 5 at a Time as Mthey Come Available Through Turnover of Occupants. Rooms Will Be Refreshed With New P-tac Unit, Flooring, Moldings, Kitchen Cabinetry, Appliances, Bathroom Cabinetry, Flooring, Overall Lightingm Package, and Fixtures. This Portion of the Project Will Be Ongoing. 3. Project Phasing Plan: Plan Work Phasing to Cause the Least Disturbance to the Users of the Mproject Space and to Neighboring Properties. Part 2 - Conditions and Scope of Work Guidelines 2.1 Add Office Space on the Third Floor Where Common Area Kitchenettes Currently Exist; Update Allm Ff&e on the Third Floor; Add P-tac Units Inside Resident Units; Update All Resident Units Including Mkitchen and Bathroom Areas. 2.2 Complete Project According to Construction Documents Which Include Architectural, Structural,m Fire, Mechanical and Electrical Plans to Meet All Applicable Building Codes. 2.3 Obtain and Supervise Any Subcontractors to Complete the Project as Designed. 2.4 Construction Professional (and Any Consultants) Are to Furnish Proof of Professional Mliability Insurance in the Amount of $1,000,000.
