The General Services Administration (GSA), Public Buildings Service (PBS), Great Lakes Region (Region 5), is issuing this solicitation for the Elevator Modernization Project at the Gerald R. Ford Federal Building & US Courthouse, 110 Michigan Street, NW, Grand Rapids, Michigan 49503. Funds are currently available. The Government is setting this procurement aside for all Small Business concerns. The estimated price range for all work is between $3,500,000 and $4,500,000. The NAICS code is 238290 (Other Building Equipment Contractors) with a small business size standard of $22 million. This is a negotiated procurement; therefore, a public bid opening will not be held. The intent of this project is to renovate three existing passenger elevators and one service elevator. The contractor will furnish demolition operations as required to complete the project. They shall remove existing hoisting machines, elevator controls and equipment, lighting, electrical and mechanical equipment. During construction, all egress corridors shall remain clear, with sprinkler protection, lighting, exit signage, and door operation as required by Code. New work shall include new gearless elevator machines, control panels, variable voltage variable frequency solid state motor drives, new counterweight roller guides, new hall push button stations and signal fixtures, new braille entrance jamb plates, new sump pumps, new mechanical and electrical equipment, new LED lighting, new elevator cab interiors and finishes, and new finishes in the elevator pit, hoist way and machine room. Fire Alarm System modifications shall include new connections to the new elevator panel. New notification devices are to be provided in the elevator hoist way and machine room. Fire Sprinkler System modifications shall include the removal of the fire suppression system from the elevator pit, hoist way and machine room as indicated in the contract documents.
