This bid includes the documentation, maintenance, inspection, minor repair of various types of roofing and cleaning of roof and PV panels at various State Libraries and support facility, for the Hawaii State Public Library System (HSPLS) as set forth in these Specifications, Special Provisions, 103D General Conditions and Attachments. A. GENERAL SCOPE The service shall consist of the annual inspection, maintenance, repair or replacement of roofing materials, including membrane, flashing, penetrations, scuppers, and gutters/ downspouts; in accordance with the best commercial practice governing the maintenance of waterproofing of the listed locations. This bid includes the cleaning of PV panels that are on some of the listed roofs. See EXHIBIT A - ROOF INFORMATION for the list of buildings. Maintenance and repair work necessary to ensure the continuing operation of the office space below the roofs shall be done as soon as possible. As the situation permits, the HSPLS will work the Contractor to allow maintenance and repair work to be done at the Contractor's next regularly scheduled inspection/maintenance visit when the problem does not affect building operations or will not cause further damage to the building components. B. DESCRIPTION OF WORK The buildings (and their corresponding addresses and roof information) that are part of this bid are listed on the attached spreadsheet - EXHIBIT A - ROOF INFORMATION. The Contractor shall use the data on the spreadsheet for the preparation of their bid proposal. The Contractor shall verify and confirm the actual roof information and other means such as Google Earth. Contractor shall exercise infection control methods for all material used on site containing odor and/or material considered hazardous, including, but not limited to air intake filters, interior protection, proper disposal, and a documented safety plan. HSPLS reserves the right to have maintenance or repair tasks performed on the weekends or after normal operating hours if the work may affect building operations. All site inspections/coordination work shall be authorized by the CA/CO. The contact phone number is (808) 586-3713. Any damage caused by the Contractor's work shall be repaired at no additional cost to the HSPLS. Contractor shall follow OSHA and HIOSH requirements. This includes fall protection plans and methods for each location. Contractor shall keep work area clean and safe at all times. The construction area shall be roped off and contain warning signs to prevent pedestrians from entering the work area. Any closing of walkways shall be approved and coordinated with the HSPLS.
