Site work and new construction of a mixed-use development in New Paltz, New York. Working plans call for the construction of a 87,500-square-foot, three-story above grade educational facility; and for site work for a educational facility.

The State University Construction Fund is seeking statements of qualifications from firms to provide Construction Phase Construction Manager (CM) Agency Services for the Construct College Hall project at the State University of New York at New Paltz. The Project involves the demolition of College and Shango Halls and construction of a new 3 story 87,500 GSF College Hall. The existing College and Shango Hall consists of seven separate buildings called units totaling 105,500 GSF. The Project scope includes the demolition of College and Shango Halls, hazardous materials abatement, foundation and superstructure removal, utility system and site work removals. The new building will house department offices, general classrooms, music rehearsal hall, lounge and collaborative areas along with mechanical spaces. Submissions should emphasize the firm's significant past experience in providing construction phase CM services for public institutions and institutional clients in a complete and expeditious manner. Submissions should emphasize the firm’s significant past experience in providing construction phase CM services for public institutions and institutional clients in a complete and expeditious manner. Design/Pre-Con Phase services are NOT part of this procurement. Construction Phase services will include but are not limited to general services, meetings, Construction MWBE, SDVOB & EEO services (defined below), scheduling and time monitoring, labor and safety responsibilities, Project Labor Agreement services, quality assurance, and general warranty/guarantee period services. CMs should provide personnel that the Manager (the Proposer) recommends as the most highly qualified for the services required, as required to fit the proposed management plan as follows: Maintain a competent full-time staff for construction contract administration, monitoring and inspection at the site of the Project(s). This staff shall provide appropriate administration, coordination, quality control, monitoring and inspection of the Work of the Contractors. Prepare and submit to the Fund an organization chart showing proposed job-site staff, job classifications, time and period of commencement and termination of each member of such staff. Preferred, minimum qualifications of the field staff to be maintained at the site of the Project(s) are as follows: Project Manager (100%): Eight (8) years' experience in the general construction industry to provide full-time administration of construction projects is preferred. Project Superintendent (100%): Eight (8) years' experience in the general building construction industry is preferred. Project Engineer (100%): Five (5) years’ experience in the general construction industry is preferred. Assume that no other staff are requested, other than those identified above and in Schedule BC. If the Manager, in preparation of its response to this RFQ, determines that additional personnel are required to successfully provide the services, include a narrative describing the scope of these additional resources(s) and explaining why the staffing needs identified by the Fund would not be sufficient to address said scope. After receipt of the Notice to Proceed, the Manager shall submit to the Fund for its review and approval its staff to be assigned to provide the services required for this project. The Fund, during the Project, reserves the right to modify the staffing. *Please be advised, the State University Construction Fund (the Fund) has elected to cancel the Construction Management as Agent services procurement for the project referenced above*
