Renovation of a residential development in New York, New York. Completed plans call for the renovation of a residential development.

DESCRIPTION: This project is to install a new Mitsubishi ductless air conditioning system on the first floor of Building 51 and install a new conventional DX air conditioning system for the second floor. Building 51 is located at 1150 Forest Hill Road, Staten Island NY 10314. The vendor shall provide all labor and materials necessary to complete the work in a professional manner according to scope of work and architectural drawings if supplied. Work is to be completed within 30 days of award, unless modified below. This is a NYS Public Works project and prevailing wages are to be paid. Refer to attached specification for the following scope of work. Site must be cleaned and all materials secured at the end of each work day. Absolutely no scraps, especially fasteners, are to be left unsecured. Upon completion of the new A/C installation and, before removal of equipment and scaffolding, the contractor is to schedule a quality control and quality assurance inspection with the Plant Superintendent. SCOPE OF WORK includes, but is not necessarily limited to the following: 1. Install Mitsubishi ductless mini split A/C systems on the first floor of Building 51 to adequately cool that area and to provide emergency heating if required. 2. Listed below are the minimum equipment needed to cool and heat the 1 st floor: a. 30,000 BTU. 3 port condensing unit, model # MXZ-3C-30NAHZ4 b. 18,000 BTU , 2 port condensing unit model # MXZ-2C-20NA4 c. Five (5) 9,000 Btu. Air handler, model # MFZ-FS09NA, one each to be placed in the Office, Kitchen, TV room, Dining Room and Bedroom. 3. Install a copper refrigerant line-set for each system from the indoor unit to the outdoor condenser 4. The outdoor condensing unit shall be installed in an approved location, allowing for ease of maintenance 5. Install a new drain line for each system to an approved location. Some systems may require a condensate pump 6. All refrigerant lines shall be installed and routed in a manner that they are out of sight. Unless it is impractical 7. Summary of Work: Install a new ductless system and a central A/C system in Building 51. Page 2 of 3 8. Aesthetics are very important in this project, and therefore all installation must be done with this in mind 9. The second (2nd) floor shall be heated and cooled using a Carrier Air Handler 36,000 Btu. Model # FV4CN B005 - multi speed fan coil and Carrier Condensing Unit (Heat Pump) 36,000 Btu. Model # 25HNB6-36 or equivalent models. These shall replace the existing units along with new refrigerant line sets. All the necessary connections are to be made to the existing ductwork to ensure proper operation. 10. The Air Handler shall be installed in the attic, and the Heat Pump installed in an approved location, allowing for ease of maintenance 11. The thermostats supplied must have the ability to be connected for cooling and heat pump operation 12. All electrical work necessary to complete this project shall be performed by a licensed electrician Any vendor questions not asked during the site visit must be submitted in writing to: Brooklyn.CMM.Bids@opwdd.ny.gov (within two business days of the site visit: April 21, 2025). Both questions and answers (if any) will be provided to all who attend the site visit via email by: April 23, 2025.
