Grande Spirit Foundation is soliciting quotes from qualified contractors for the construction of a 20' x 20' garage on an existing concrete pad. The project must adhere to the specifications outlined and a draft drawing submitted with quote. The selected contractor will be responsible for providing all necessary materials, labor, and equipment required to complete the project according to building codes and the requirements of this request for quotations. Framing & Insulation: Construct walls using 2x6 lumber, 10 feet in height. Sheathe exterior walls with 3/8" OSB. Install R-20 fiberglass batt insulation in all walls. Roof System: Supply and install engineered roof trusses at a 5/12 pitch. Sheathe roof with 7/16" OSB. Insulate attic area with R-40 blown-in fiberglass insulation. Doors & Windows: Install one (1) 16 x 8 white insulated overhead garage door, rated R-12.9. Include automatic garage door opener for the overhead door. Install three (3) 48" x 48" PVC slider windows. Install one (1) 3' wide exterior door made of fiberglass. Interior Finish: Finish lower 4 feet of all interior walls with 1/2" plywood. Finish upper 6 feet of interior walls and the ceiling with drywall. Tape and smooth drywall on walls. Apply textured finish to the ceiling. Paint entire interior (walls and ceiling) white. Roofing: Install IKO Cambridge asphalt shingles. Include Pro Turbo roof vents for ventilation as required. Exterior Finish: Install D4.5D Mitten vinyl siding in standard colors. Install aluminum soffit and 6" fascia in matching standard colors. Aluminum cladding for the overhead garage door. Gutters & Drainage: Install continuous aluminum eavestrough around perimeter of roof. Include one downspout on each side of the garage. Each downspout must include a 5' flip tube. Electrical Work: Install 60 Amp, 2-pole electrical service to the garage. Install four (4) LED tube lights evenly distributed inside the garage. Install two (2) 220V receptacles: one located outside and one inside. Install standard 110V receptacles spaced along the interior walls. Include two (2) exterior 110V receptacles. Provide electrical connection for the overhead garage door opener.
