Renovation of a residential development in Springfield, Illinois. Completed plans call for the renovation of a residential development.
As of May 8, 2025, this project has not yet been awarded. The project is expected to be awarded on May 28, 2025. SCOPE OF WORK (SOW)/TECHNICAL SPECIFICATIONS (T/S): The SHA is seeking bids from qualified, licensed and bonded entities to provide the following detailed services: o the scope of work herein as indicated on the following page(s). Vacant Unit Rehab for the following two SHA properties: 107 Hawkeye Way, Springfield, IL 1041 N. Park Avenue, Springfield, IL Please note: Work would not begin in the units until after the Notice to Proceed has been provided to the contractor. An individual Notice to Proceed will be provided per unit assigned. SHA units will be vacant to complete this work. Contractor will be responsible for keeping the building's interior and exterior areas free of debris, hazardous material and other trip hazards during this project. Contractor shall be responsible for the removal and disposal of rubbish and debris (including any old toilets, medicine cabinets, light fixtures, tubs, surrounds, etc. that are being replaced) resulting from this work. Site should be cleaned at the end of each work day. Provide a written proposal and pricing as outlined: o Contractor shall accomplish the scope of work herein as indicated on the following page(s). Specific Scope of Service: 107 Hawkeye Way: 2.1 All siding and accessories for siding supplied by contractor A. Mastic Siding .044 thickness with a prime color, corners match siding B. Tyvek for house wrap can be Tyvek or house brand C. 1 3/4 inch min roofing nails to be used for siding and windows D. All accessories such as J-blocks, light fixtures, exterior receptacles, vent blocks ,etc E. All gable vents can be filled in or covered over with Tyvek or equal house wrap for correct airflow 2.2 All windows, accessories and window trim supplied by contractor A. All windows Are double hung new construction with J mold, low E, argon, with full screen and night latch (safety lock) or equal. ( approved by SHA) B. Windows may need to be re-insulated around the frames C. Flashing tape for windows and doors min 3 inches wide D. All windows will need to be caulked on the inside 2.3 All doors and parts supplied by contractor A . Kitchen Entry- 1 exterior 6 panel door primed ( in-swing with peephole) B. Kitchen Patio - 1 sliding glass door standard size. Install metal flashing on sill of slider opening and weather tape 3 inch min on nailing flange C. Front Entry-1 exterior 6 panel door receives Storm door- Tradewinds selection from Lowes - Color - white D. Interior trim on doors shall be colonial style 2 1/4 " E. All door handles to be reused 2.4 Drywall repair A. Kitchen ceiling- approx. 8ftx8ft cut out B. 5/8-inch drywall to be installed on ceiling taped and finish for paint ready C. Ceilings to be matched acoustical to existing D. Wall finish is to match existing walls 2.5 Painting A. Prime all walls and or ceilings that were patched B. Paint all walls and ceiling C. Wall and Ceiling color - SW-SHA antique white (low gloss eggshell) D. Doors & Trim - SW Extra White - satin finish 2.6 Flooring and cove base A. Remove all flooring and cove base B. Remove all thin layers of subfloor, down to original subfloor layer. If subfloor repairs/replacement is needed, please contact Troy or Alan for inspection. C. Install 1/4 " Sureply underlay or equal throughout each level for a consistent level surface D. Install LVP flooring throughout on each level (provided by SHA) E. Install 4" vinyl base throughout the unit (supplied by SHA) F. Stairs going down to basement are good G. Stairs going up will need LVP and stair nose 2.7 Bathroom A. Remove tub and surround B. Remove bath faucet C. Remove sink faucet and vanity top D. Installation of tub is to be set in bed of mortar. When tub is in place and level, it can be fastened to wall. After mortar has set up/cured contractor can then set the surround and fasten to wall E. Faucet bathtub shall be placed between 12inches -18 inches above rim of bathtub F. The spout of bathtub should be placed 4 inches above rim to allow a 2 inch air gap G. Shower head to be placed between 76inches -80 inches from floor H. Patch around tub/shower with drywall. Then tape and mud & finish to a smooth paint ready surface I. Installation of sink top can be done with caulk between cabinet and sink. Then finish caulk backsplash where sink top touches wall 3.0 To be supplied by contractor A. Tub/Shower -Sterling Ensemble medley - Menards Sku #6954465 B. Tub/Shower faucet-Delta Classic one-handle chrome- Menards Sku # 6730916 C. Vanity Faucet- Delta classic one handle Menards Sku #6730498 D. Supply lines to new sink faucet E. Any plumbing pipe needed for bath faucet and shower head F. Mortar mix for tub support The contractor supplies all materials except vanity and vanity top 4.0 Extras A Cut access hole to attic in south bedroom closet B Trim access panel out C. Reinsulate attic to 16 inches of blown- in for all the low spots 1041 Park Ave: 5.1 All siding and accessories for siding supplied by contractor A. All windows will need to be caulked on the inside 5.3 All doors and parts supplied by contractor A. 2 exterior 6 panel doors primed white with an in swing with peephole B. 1 exterior 6 panel door for storage room primed white with an out swing (special hinges & possible jamb depth required) C. Storm doors- Both exterior entry doors receive Tradewinds selection from Lowes - Color is white D. interior trim on doors shall be colonial trim 2 1/4 " E. All door handles to be reused 5.4 Drywall repair A. kitchen ceiling repair B. Bathroom ceiling repair C. Bedroom ceiling repair D. 5/8-inch drywall to be installed on ceiling taped and finish for paint ready C. Ceilings to be matched acoustical to existing D. Walls are to match existing walls 5.5 Painting A. Prime all walls and or ceilings that were patched B. Paint all walls and ceiling C. Wall and Ceiling color - SW-SHA antique white (low gloss eggshell) D. Doors & Trim - SW-Extra White satin finish 5.6 Flooring and cove base A. Remove all flooring and cove base B. Clean and prep floor surface for new tile installation. If fill or leveling is required use Mapei-Plani-Patch C. Install 12" VCT tile throughout (tile and glue provided by SHA) 5.7 Bathroom A. Remove existing tub/shower, shower faucet, vanity & top B Purchase/install new tub/shower unit( Sterling Ensemble Medley 60x30 LH drain-White-Menards sku 6954465) C. Vanity faucet- Delta classic one handle( Menards Sku #6730498) Supplied by contractor D. Install vanity cabinet, top,& faucet with new water lines (vanity cabinet & top supplied by SHA) E. Install new drain components from sink to wall with p-trap F. Installation of sink top can be done with caulk between cabinet and sink. Then finish caulking on top where sink hits wall 5.8 Electrical A. New bath exhaust fan/light ( Delta- Breez 80 CFM Sku# menards 6115061) B. Remove all ceiling lights throughout C. Install New lights throughout Approx.. 10 - Dylan Brushed Nickel SKU 3518841 (this is a 2 pack) and install 60watt LED bulbs 5.9 Dispose of all debris 6.0 Extras A. Reinsulate attic to 16 inches of blow in for all the low spots B. Attic access panel will need to be made from drywall Question Deadline 04/25/2025 at 2:00 PM CT
