Renovation of a residential development in Lee, Massachusetts. Completed plans call for the renovation of a residential development.
Remove existing and provide new, 3-ton condensing unit, cased cooling coil, RA duct smoke detector, refrigerant piping, and larger furnace fan motor. Sealed combustion air, 1 new SA register, and testing and balancing. Project Number 152115 Estimated Cost $37,950 Contractor Qualification Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. TheProject consists of: Remove: existing 3-ton condensing unit; cased-cooling-coil in existing furnace; RA duct smoke detector; and existing refrigerant piping. Existing furnace to remain, however, remove undersized furnace fan motor, pulley, and belt, along with basement ceiling (unfinished) sheetrock as required to access existing volume dampers New: 3-ton, 14 nominal SEER, R410A, condensing unit on existing pad; new cased cooling coil with duct flex connectors each side; new 3/8"-7/8" copper ACR line set with 1/2 " insulation; and new RA duct smoke detector, with a duct smoke annunciator LED mounted in the kitchen. New duct hangers to replace excessively thin-wire currently supporting ducts New, OEM, 1/2 HP, belt drive fan motor, and .5" ESP pulley and belt; 1, new, 6" duct with 4x12 register and transition in main hallway. New sealed-combustion air kit for existing oil furnace. Include burner boot matched to burner, relief valve, 4" PVC pipe and fittings, and 4" gooseneck terminating min. 3' above grade GENERAL SCOPE OF THE WORK A. REMOVE: 1. Existing 3-ton condensing unit; 2. Cased-cooling-coil in existing furnace to remain; 3. RA duct smoke detector; 4. Existing refrigerant piping. 5. Undersized furnace fan motor, pulley, belt. 6. Ceiling sheetrock as required to access and balance SA branch volume dampers B. PROVIDE: 1. 3-ton, 14 nominal SEER, R410A, condensing unit on existing pad; 2. new cased cooling coil matched to CU, and duct flex connectors at each side; 3. new 3/8"-7/8" copper ACR line set with 1/2 " insulation; and 4. new RA duct smoke detector, with a duct smoke annunciator LED mounted in the kitchen. 5. New, OEM, 1/2 HP, belt drive fan motor, pulley, belt to achieve 1400 cfm / .5 ESP capacity; 6. New 6" SA branch, transition, and register for main hallway. 7. New sealed-combustion air burner kit for existing oil furnace. Include burner boot matched to burner, 4" PVC pipe and fittings, and 4" exterior gooseneck terminating min. 3' above grade 8. Provide proper duct main hangers in sheet-rocked basement. Minimal support is provided now by very thin wires - in some places wires broke and duct is sagging. Re-attach and seal branches pulled away from sagging duct main. 9. Testing and balancing of new fan motor and all supply registers. Measure return registers 10. Re-install basement ceiling sheetrock after balancing. No taping or finishing required. 11. All required submittals, permits, and close-out documents. 12. Work either shown on the Drawings or included in the specifications. 13. Work outside the Project Site as called for in the Contract Documents and as required for the performance of the Work. 14. Providing and restoring, where appropriate, all temporary facilities. C. Execution of Work: Work to be performed in timely and workmanlike fashion. Site must be cleaned up daily with access needed for overnight. D. Warranties/Guaranties: 1 year warranty on all equipment, materials, and labor,starting at date of substantial completion.
