Renovation of a residential development in Pensacola, Florida. Completed plans call for the renovation of a residential development.
**As of June 25, 2025, bids were canceled. No definite date for the rebid.** The rehabilitation of this owner-occupied, single-family, residence is to make the home safer, more energy efficient, and easier to access within the provisions of federal, state, and county laws and ordinances and the SHIP repair program. The rehabilitation of this home will include the following tasks as outlined below and the repaired areas are to match as close as possible to their existing surroundings. If additional tasks beyond those included in this scope are discovered, then additional funds may be allocated. Before any additional work is performed, written county approval will be needed. There is no federal funding for this project. Location- 3008 N. Repair or replace any damaged roof framing to include rafter tails, rafters, and barge rafters. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace the existing drip edge with a new metal drip edge. Install new slant-back vents, replace gas vent caps and all flashing as required. Replace all boots with new lead, EPDM, or metal boots. Install 30-year architectural (CertainTeed Landmark or equivalent) roof shingle as per manufacturer's specifications and/or a self-adhering modified bitumen roof system to any low sloped areas as per the Escambia County Building Code. Then install new shingle over the ridge vents. Budget 320 square feet for damaged decking replacement and install hurricane clips if they are missing. Trim any trees over hanging roof to clear roof by approximately 10' and remove all debris from site. Photographs are required for all stages of construction. 2.ELECTRICAL: Re-wire as needed or required to conform to the national electrical code as per the Escambia County Building Code. This may require additional switches and outlets to be added if the existing space does not meet code requirements. A new meter base/power pack and riser may be required. A new breaker panel may also be required. Install disconnects at equipment and appliances. All smoke detectors should be hardwired with battery back-up. All receptacles, switches and cover plates shall be new devices. All existing and new appliances will have new pigtails installed to match new receptacles. All fixtures shall be LED or have led light bulbs installed. Repair drywall damage from rewiring and paint to match as close as possible. Blocking for ceiling fans will be required and a separate switch is required to operate the fan and light kit at all locations where the fans are installed. Install a new doorbell at entry. When repairing or replacing plumbing fixtures always use new braded supply lines. When repairing or replacing trim always putty, caulk, and paint. When repairing or replacing drywall always tape, mud, texture, and paint. When repairing or replacing electrical wiring always repair the drywall. Counter tops are to be square-edged, laminate with a 4" backsplash. Cabinetry shall be constructed of 1/2 " plywood or better with 3/4 " solid hardwood fronts and frames, no particle board. All exposed ends will be finished and have side-mounted drawer guides. Moving furniture is the contractor's responsibility, its contents are the homeowners. All electrical appliances are to be EnergyStar approved with LED bulbs. Protect all surfaces, furniture, decorations, and the homeowner's property from damage There is a 60-day time limit on this rehabilitation project ; liquidated damages $150.00) per day
