As of July 15, 2025, this project has been shortlisted and is waiting on presentations before a selection will be made. The CMAR has presentations on August 19, 2025. *The closed solicitation has been included below for reference: Seminole County Board of County Commissioners (OWNER) is actively seeking a Construction Manager to assist the OWNER and it's Architecture/Engineering Consultants (A/E) during the preconstruction phase, and to then perform construction services thereafter as a Construction Manager-at-Risk (CONSTRUCTION MANAGER). Work under this scope of services will be to support the development of a new multi-story office administration building with a potential integral parking garage (PROJECT) on 7+/- acres of OWNER property located at 4300 N US 17, in Sanford, at Seminole County Five Points Complex. The identified site is defined by the existing roadways of N US 17, County Home Road, Eslinger Way, and Senator Lane, this area is ready for development with minor demolition services required. The PROJECT includes, but not limited to; building design support, site development costs, construction, construction administration, furniture, fixtures, equipment, professional fees, soft costs, appropriately sized parking lots, site lighting, landscaping, signage, security measures, value engineering, and all turnkey building costs. Last Day for questions will be May 25, 2025 at 5:00 PM (EST)* Evaluation Committee Meeting: Monday, June 30, 2025 at 10AM at 1101 E. First Street, Sanford, FL 32771 room 3024. The shortlist will be determined by the total average ranking of the firms after evaluations. Updated and posted Thursday, June 26, 2025 at 8:00AM EST The PROJECT will be designed and built to be functional, attractive, cost-efficient, and flexible. Strategies for future growth within the established footprint of the new building will be developed during the concept phase. Site development will include minor roadway improvements, parking lot modifications, utility services, plus connections to an existing underground chilled water loop. The inclusion of necessary site improvements, new structures, or warehouse building renovations not directly named under this project scope may extend beyond the defined 7+/- acre property boundary, to support the successful development of the overall project.
