The District is requesting statements of qualifications from licensed general contractors for Construction Manager at Risk (CMR) construction services for RFQ 25-05-25 Flowing Wells High School Culinary Arts Classroom Renovations ("Project") located at 3725 N Flowing Wells Rd, Tucson, AZ 85705. The District will award a single contract for the Project. The project involves the interior renovation and construction of a building addition to support the Culinary Arts program at Flowing Wells High School, located within the Cafeteria building. The project scope includes the development of a new single-story addition and renovation of existing spaces to expand and enhance the Culinary Arts facilities. Key Components: 1. Building Addition: Size: A new single-story addition of approximately 2,000 gross square feet. Location: The addition will be located south of and adjacent to the existing cafeteria building. Purpose: The addition will provide much-needed space for the Culinary Arts program, including culinary classroom and support spaces. 2. Interior Renovation: Renovation Area: Approximately 2,000 gross square feet of existing space within the cafeteria building. Scope: The renovated spaces will be updated to meet the specific needs of the Culinary Arts program, including culinary classroom, storage, and support spaces. 3. Site Modifications: Parking: The construction of the new addition will require the removal of 8-10 parking spaces on campus. Utility Relocation: Onsite water and sewer utilities may need to be relocated. Outdoor BBQ Area: An outdoor BBQ area will be incorporated into the site design. Solar Canopy: The existing solar parking canopy will remain in place and will not be impacted by the construction. The District will require the selected firm to be able to proceed with required services within two (2) weeks after award of the work, and that a principal of the firm selected be assigned to the District's Project.
