Demolition, site work and environmental remediation for a mixed-use development in Twin Falls, Idaho. Working plans call for the demolition of a medical facility; for site work for a medical facility; and for environmental remediation for a medical facility.
As of July 31, 2025, proj postponed. No definite date for the rebid. This work shall consist of demolishing the 87,354 square foot, three story former medical clinic building located at 660 Shoshone Street East, Twin Falls, Idaho. The scope of work includes but is not limited to the following elements: Removal and proper disposal of asbestos containing material as identified in the 2020 NESHAP site assessment and report for this building. Stub, seal/cap and install above ground markers for water, wastewater, stormwater and natural gas utility connections. Demolish, transport and properly dispose of building/building material Remove, transport and properly dispose of foundation/footing material to a depth of 24 inches below bottom of concrete pad. Coordinate with the local utility companies to abandon and remove services on site to their main lines in accordance with their standards. Example there are two transformer units onsite that need to be abandoned and removed along with any intermountain gas piping. Grade footprint of removed building to a level pad consistent with the surrounding site. Seed, protect and grow mixed grass cover. o Removal and disposal of hazardous containing material o Locating, sealing and marking underground utility stubs o Remove and dispose of footings and foundation to a depth of 24 inches below grade of existing building pad. o Coordinate with local utility companies to abandon and remove service back to the respective feeder mains. o Grade footprint of removed building to a level pad consistent with the surrounding site. o Seed, protect and grow mixed grass cover. Project work conditions shall include: o Contractor shall use the methods of demolition required to complete the work in accordance with all codes, ordinances and requirements of governing authorities. o Demolition waste material shall be removed in a manner to ensure the safety of persons and provide adequate safeguards to protect the general public, surrounding properties and public right-of-ways. Protective barricades should be used in this regard. o Contractor shall schedule demolition activities to minimize delays, storage of debris, and construction traffic on-site. o Contractor shall take whatever steps necessary to control dust during demolition and removal. When practical, minimize demolition activities during high winds. o All demolition waste must be disposed of properly at an approved landfill for such waste. o Contractor shall prevent mud from tracking onto city streets. o No burning of demolition waste is permitted inside the city limits. o Contractor is required to bring the existing building sewer line to final grade and cap line. It will be the contractor's responsibility to coordinate with the Twin Falls City Public Works Department @ 208-308-7253 for a sewer line inspection. oContractor is responsible to verify that the building's waterline has been disconnected in the water meter pit prior to demolition commencement. o If a (SWPPP) Storm Water Pollution Prevention Plan is required, the contractor shall complete the forms and present them to the city including all necessary forms. Contractor shall ensure that all erosion and sediment control is maintained as required. o Contractor shall notify Dig Line before starting work. o Contractor to obtain and submit a City of Twin Falls demolition permit prior to on site mobilization o Contractor will fill and compact all depressions with clean imported fill soil. Lifts to be 12" loose fill and compacted to 90% max density before the next lift. o Contractor will grade lot to match adjacent topography and provide positive drainage. Unforeseen Hazards There are no known underground tanks, however if a septic tank, water cistern or other unknown cavern is discovered below existing grade notify the city as soon as possible for inspection. Tank lids must be removed and tank must be drained or removed requiring inspection. There is a City Sewer Mainline that traverses the site. The contractor shall retain and protect existing sewer system during demolition and final cleanup Additional Requirements Damages: The contractor shall exercise care to prevent damage to existing roadways, alleyways, culverts, sidewalks, existing structures, trees and underground and aboveground utilities adjacent to or at the demolition site. The contractor shall be responsible for all damage to roadways, highways, alleyways, culverts, curb, gutter, sidewalks, existing structures, trees, below ground and above ground utilities including other properties caused by him/her or his/her Sub-contractors in transporting materials to or from the site regardless of location of such damage and shall pay or replace such damaged property to the satisfaction of the Owner of such property. The contractor shall submit a traffic control plan if the intent is to close a portion of roadway on either 6th or 7th avenue east, any sidewalks within the area. Note that Shoshone street roadway will not be allowed to be closed. There exists trees along Shoshone Avenue that need to be protected or will need to be replaced with the same size caliber tree trunk if damaged during demolition. Note that the adjacent property is a school. Care shall be taken to secure the site during working hours and every evening to avoid public access. Bids may be withdrawn prior to opening. Upon opening bids shall be valid for one hundred twenty (120) days. Est. Completion Date: Aug. 1, 2025
