Renovation of a multi-residential development in Ketchum, Idaho. Completed plans call for the renovation of a multi-residential development; and three-story above grade multi-residential development.
Introduction: The City of Ketchum is soliciting Statements of Qualifications (SOQs) from qualified firms for the renovation of a three-story, three-unit condominium building located at 291 N 2nd St, Ketchum, Idaho 83340. Built in 1975, the building requires a comprehensive renovation that addresses building systems, tenant accommodation, and code upgrades. This Project may be amenable to multiple design and management approaches for balancing the renovations needed within the budget. Due to this, the qualifications of the design and management firm are a key factor in evaluating for efficient use of resources and a flexible approach to management within budget. This procurement shall follow the Idaho statutes regarding Qualifications-Based Selection (QBS), as outlined in Idaho Code 67-2320, which governs the selection of design professionals and construction managers based on qualifications. General Project Requirements - Scope of Work The project involves a comprehensive renovation of an existing three-story, three-unit condominium built in 1975. Work is intended to bring the property up to modern code and safety standards, improve durability, resolve environmental and structural concerns, and enhance livability. The scope includes, but is not limited to, the following items: Exterior Envelope and Structural Modifications, Interior Remediation and Upgrades, Mechanical and Utility Improvements. Responses will be evaluated according to the following criteria: Experience and Expertise (35 points), Project Approach and Methodology (20 points), Schedule/Availability (25 points), Tenant Accommodation Plan (20 points).
