Scope of Work: The Town of St. Albans has three locations where preventative maintenance, repair, and replacement will be required. See the attached sheet for the location and description of HVAC Heating and Air Conditioning Equipment. Please note that the attached list is meant to be a baseline for contractors and may be subject to change at the owner's and contractor's discretion. All changes must be approved by our facilities manager John Montagne, and included in your proposal. The scope of work for this project includes the following tasks but is not limited to: 1. Three location-specific tailored maintenance plans. 2. Inspection of all Mechanical units twice yearly, Spring and Fall. This inspection should include a boiler cleaning and combustion analysis one time yearly. 3. Service to all HVAC equipment, including changing of filters. 4. Qualified technicians will do all services. 5. Cleaning of all condensers 6. Anode Inspection. 7. This work shall be completed by the end of May in the Spring and by the end of November in the Fall. above concerning two services, one in the fall and one in the spring 8. A detailed service report at the completion of each service, including findings and recommendations. Reports will be submitted to the Town's Facility Manager after every service. The issuance of this RFP does not guarantee that a contract will be awarded.
