Renovation of a multi-residential development in Burnaby, British Columbia. Completed plans call for the renovation of a multi-residential development.
The work includes the renewal of mechanical systems and roof replacement. Building Background: Stride Place is a wood framed multi unit residential building located at 7575 Kingsway, Burnaby, BC. The building consists of four (4) storeys and one (1) underground parkade, with 45 residential suites. The work includes but is not limited to the following: Removal and demolition of the following existing systems to facilitate new: Domestic water distribution piping and water entry station DHW heat exchanger and storage tanks Ventilation equipment including rooftop Make Up Air (MUA) units and parkade exhaust fans Space heating supply pumps and boiler system components Installation of new domestic water piping and water entry station Installation of new central DHW system with heat pumps in the parkade and new storage tanks in the mechanical room complete with all required piping, controls, and supports. Installation of new all electric rooftop heat pump Make Up Air units complete with vibration isolation curbs and roof mounts Installation of new parkade exhaust fans complete with new gas monitors Provide and install new electrical panel, wiring and connections to support the new installation of new mechanical equipment. Steep sloped roofs: Remove and dispose of existing asphaltic roof shingles and roofing underlayment. Remove and dispose of existing flashings, eave troughs, down spouts and fascia. Replace damaged or deteriorated roof sheathing as directed by the consultant. Supply and install new asphaltic shingles, eave protection and roofing underlayment. Supply and install new flashings, eave troughs and down spouts. Supply, paint and install new fascia. Replace damaged or deteriorated soffits as directed by the consultant. Low sloped roofs: Remove and dispose of existing SBS modified bitumen membrane assembly and accessories (e.g. roof vents, plumbing stack flanges, roof hatch, etc.) to expose the existing plywood deck. Replace damaged or deteriorated roof sheathing as directed by the consultant. Supply and install new SBS modified bitumen membrane assembly (including overlay board, etc.) and accessories (e.g. roof vents, plumbing stack flanges, roof hatch, etc.) Supply and install new metal flashings as detailed. All roofing work is to conform to the Roofing Contractors Association of BC (RCABC) Roofing Practices Manual (RPM). Roofing Contractor must be a member in good standing with RCABC. Provide a 10-year roofing warranty through RCABC for all roof-related scope of work in this project. Repair all areas damaged by construction activity; specifically, the Contractor shall repair all damage resulting from the Construction to the satisfaction of the Consultant including repainting of surfaces that have been damaged in accordance with the specifications provided. Final cleaning of structure, fixtures, piping, etc., and the disposal of all waste products and/or debris generated by the construction activity as well as any material present in the work area prior to the commencement of the Work. The areas requiring cleaning shall consist of all areas affected by the Work. General requirements: Installation of tree protection barriers to protect the ten (10) City boulevard trees sprayed with orange paint lines by the City. Building Permit application is already in progress with the City of Burnaby with the only pending item being the installation of tree protection barriers. Contractor is responsible for coordinating inspection with the City of Burnaby and is required to accommodate potential delays in receiving the building permit within their construction schedules. The proponents must allocate up to six months contingency to account for the permitting process. We expect to start onsite construction as soon as building permit issued by the City of Burnaby while procurement of long lead mechanical equipment can occur in the meantime. The building will be fully occupied during the renovation. The contractor must phase the construction work to mitigate disruption of services and minimize impact to the residents with heating, domestic water and power enabled at the end of every workday. A phasing plan is to be submitted with the bid. Contractor must request access to the residential suites 72 hours in advance. Contractor to coordinate shutdowns and interruptions to services with the prime consultant and owner’s representative. All planned service interruptions must be confirmed in writing with notice issued 72 hours in advance. Contractor must perform work associated with shutdowns and interruptions as continuous operations to minimize shutdown time and reinstate systems as soon as possible, and prior to any shutdown, ensure materials and labour required to complete the work for which shutdown is required are available at site. Max shut down must not exceed 8 hours. Coordinator is responsible to obtain all permits required to complete this work.
