Renovation of an educational facility in Fairfax, South Carolina. Completed plans call for the renovation of a educational facility.

Replacement of the roofs at the old Fairfax Elementary School. Project Location: 734 14th Street, Fairfax, SC 29827 Construction Cost Range: $800,000 to $1,000,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The following scope of work does not indicate the sequence in which the roof should be installed. 1. Roof Areas A, B, C, D, E, F, and Entryway Canopies a. Remove and dispose of the existing built-up roofs down to the structural concrete deck. b. Remove and dispose of the existing base flashings. c. Remove and dispose of the existing metal counterflashings. d. Remove and dispose of the existing expansion joint membrane. e. Remove and dispose of existing metal coping caps. f. Remove and dispose of existing edge metal, gutters, and downspouts. g. Remove and dispose of the existing skylights. h. Remove and dispose of damaged exhaust vents. i. Remove and dispose of the existing gravity vents. j. Inspect the structural concrete deck and ensure it is free of moisture before starting roof installation. k. Install 18-gauge steel plates over existing gravity vent openings; the steel should be cantilevered 6" on all sides and fastened in place. l. Install wood nailers to match the height of the new roof system. m. Install wood nailers on top of parapet walls if absent. n. Adhere a 2-inch base layer of polyisocyanurate insulation in low-rise adhesive to the structural concrete deck. o. Adhere a second layer of 2-inch layer of polyisocyanurate insulation in low-rise adhesive. p. Adhere a 1/2 " cover board in low-rise adhesive. q. Sheath parapet walls that exceed 24" in height with 1/2 " gypsum cover board. r. Fully adhere 60 mil TPO membrane in low-VOC adhesive. s. Fully adhere 60 mil TPO membrane base flashings in low-VOC adhesive. t. Install new TPO accessories (i.e. flashing boots). u. Install new walk pads (unit price). v. Install new metal counterflashings. w. Install new backer rod and TPO membrane at existing expansion joint locations. x. Install new metal coping caps; the new copings are to slope toward the roof surface. y. Install new edge metal, gutters, and downspouts. z. Install new skylights at existing locations. aa. Replace previously damaged exhaust vents. bb. All existing conduit should be placed on MIRO supports, or an equivalent. cc. All curbs, pipes, and parapets must be raised to accommodate 8" of flashing height. 2. Roof Area G: a. Contractor is to verify that all roof drains are free of debris and free flowing prior to the start of work and at the end of the project. The owner and Consultant are to be notified of any drain-related issues. b. Remove and dispose of the existing built-up roofs down to the lightweight concrete deck. c. Remove and dispose of the existing drain assemblies. d. Remove and dispose of the existing base flashings. e. Remove and dispose of the existing metal counterflashings. f. Remove and dispose of existing metal coping caps. g. Inspect the lightweight concrete deck and ensure it is suitable for new roofing; repair if necessary (unit price). h. Install new cast iron roof drains (drain bowl, clamping rings, strainer covers); 4-band no hub couplings are required at the leader connections. i. Install wood nailers on top of parapet walls if absent. j. Adhere a 2-inch base layer of polyisocyanurate insulation in low-rise adhesive to the structural concrete deck. k. Adhere a second layer of 2-inch layer of polyisocyanurate insulation in low-rise adhesive. l. Install tapered 4' x 4' sumps at all drain locations. m. Adhere a 1/2 " cover board in low-rise adhesive. n. Fully adhere 60 mil TPO membrane in low-VOC adhesive. o. Fully adhere 60 mil TPO membrane base flashings in low-VOC adhesive. p. Install new TPO accessories (i.e. flashing boots). q. Install new walk pads (unit price). r. Install new metal counterflashings. s. Install new metal coping caps; the new copings are to slope toward the roof surface. t. All existing condensate lines should be placed on MIRO supports, or an equivalent and routed to nearby roof drains. u. All curbs, pipes, and parapets must be raised to accommodate 8" of flashing height.
