Renovation of a residential development in Sacaton, Arizona. Completed plans call for the renovation of a residential development.
**As of June 20, 2025 the project was awarded to Pimmex General Contracting , with an awarded amount of $475,000** ** Full remodel of single family home located within the Gila River Indian Community. Question Deadline 05/27/2025 at 4:00 PM MT Online Portal Department of Housing Development (DHD) will provide a complete renovation to the home addressed above. The renovation will consist of various additions, modifications, demolitions and repairs needed to bring the unit into acceptable living standards in compliance with the Gila River Department of Building Safety. The home addition to the existing home will structurally connect at the west facing existing exterior door (see floor plan and exterior elevations). The home addition consists of the following programmed areas; Carport, Sidewalk, Two Car Garage, Water Heater Room within the Garage, Master Bedroom, Accessible Master Bathroom, Walk-in Shower, Toilet room in Master Bathroom, Corridor in Addition, Walk-in Closet, Exterior Windows, Exterior Doors, Interior doors, Roll-Up Garage Door, Sun Room, and Utility Room. The existing home renovation include the following programmed areas; Kitchen Area, Dining Room, Bathroom, HVAC room, Corridor, Hobby Room, Living Room, Front Covered Patio, and Rear Covered Patio. DHD has provided conceptual drawings for this project. The selected Contractor will be required to hire an architect to provide full design and construction documents. The repairs and services include and are not limited to the following: Item No. 1. SITE WORK (yard space): Demo any areas specified by DHD. Remove any brush and/or over growth from yard space surrounding the unit and development of the septic system to allow drainage away from unit. Add aggregate material for driveway if needed. 2. SITE DRAINAGE: Prepare and provide soil fill and finish grade at perimeter of unit to aid and allow for proper 2% - 5% drainage away from unit. Add 3'-0" wide decomposed granite on top of drainage soil fill to allow for proper drainage and hold down of fill. 3. SITE EARTHWORK: Coordinate and provide 48-hour notice with Gila River Cultural Resources Management Program's criteria when excavating native soils, installation of ABS plumbing, concrete slabs, and all foundation systems. 4. TWO CAR GARAGE 001: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. Install double pane energy efficient aluminum frame windows. 5. WATER HEATER ROOM 001A: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 6. MASTER BEDROOM 002: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. Install ceiling fan and light combo. Install shelving in closet. Install double pane energy efficient aluminum frame window. 7. SUN ROOM 003: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager 8. CORRIDOR 004: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 9. UTILITY ROOM 005: Install sheetrock as needed. Install electrical outlets, light switches, face plates and covers. Install vertical dryer exhaust vent penetrating roof. Install washer supply and drain box unit. Inspect ABS drain lines and vents. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. Install tile to equal or better to match existing home. Provide back splash protection for range area. Install cabinetry (base & uppers) as designated on preliminary floor plan. 10. CLOSET 006: Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 11. MASTER BATHROOM 007: Install shower unit, commode, vanity, medicine cabinet etc. Inspect all ABS drainpipes for proper flow and function. Install copper stub outs with Pex plumbing system. Install entire bathroom to meet ADA standards, to include grab bars, high ADA compliant toilet with grab bars, wheel chair accessible shower (tile floor and surround), ADA compliant shower valve. Install exhaust fan. Install tile to equal or better of the existing home. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 12. DINING AREA 008: Remove existing north facing exterior window and replace with exterior window with double pane (energy efficient) fiberglass frame match existing window size. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 13. KITCHEN 009: Install sheet rock as needed. Install Pex plumbing system. Use copper stub outs where needed. Saw cut concrete to install plumbing where needed and replace concrete to finish floor. Install gas line to gas range. Install range hood with proper exhaust vent to exit house. Provide back splash protection for range area. Install cabinetry (base & uppers) as designated on preliminary floor plan. Install countertops. Install double basin (deep) with proper drainage fittings, faucet, and supply lines. Remove/replace all electrical outlets and light switches with faceplate covers. Install appropriate lighting for kitchen and dining area. Replace all existing windows and prepare opening to receive double pane energy efficient aluminum frame windows. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 14. BATHROOM 010: Install Pex plumbing system. Use copperstub-outs /brass fittings or fixtures where needed. Saw cut concrete to install plumbing where needed and replace concrete to finish floor. Inspect all ABS drains, vents, and p-traps for proper flow with no leaks. Install new tub with proper drain and shower mixer valve. Install tile on all shower walls (tile surround) with areas for soap and shampoo niche. Install ADA compliant toilet, vanity, medicine cabinet and light fixtures. Use moisture resistant materials where needed. Remove existing tile, replace with equal or better tile system coordinate with DHD Project Manager. Add proper exhaust fan and vent pipe as required. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 15. HVAC ROOM 011: Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 16. BEDROOM 012: Contractor to furr-out existing walls as required. Repair/replace sheetrock as required. Remove or cap all existing plumbing below finished floor. Replace all electrical outlets, light switches, faceplates and covers. Install ceiling fan/light combo. Install shelving in closet. Install slider closet doors. Replace existing south facing windows with double pane energy efficient aluminum frame windows. Remove existing damaged tile and patch replace with matching existing tile. Replace all baseboard and door trim to match. Install interior door and hardware. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 17. CORRIDOR 013: Contractor to furr-out existing walls as required. Install sheetrock as needed. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 18. HOBBY ROOM 014: Furr-out wall at existing home exterior perimeter wall with sheetrock as needed. Remove existing upper and lower cabinets, kitchen sink, and stove. Remove or cap existing plumbing below finished floor. Replace all electrical outlets, light switches, faceplates and covers. Install ceiling fan and light combo. Replace existing east facing window with double pane energy efficient aluminum frame window. Remove existing damaged tile and patch replace with matching existing tile. Replace all base and door trim to match. Replace interior door and hardware. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. 19. LIVING ROOM 015: Remove existing north exterior entry door and infill door opening to match existing exterior perimeter wall. Remove existing north exterior window and saw cut an opening to install 3'-0"X6'-8" door into exterior window opening. Install door trim, weather stripping, threshold etc. Replace all east facing exterior window with double pane (energy efficient) fiberglass frame match existing window size. Create 6'-0"X6'-8" opening into existing interior structural wall creating circulation opening between dining room and living room. Replace floor tile to match existing floor tile and coordinate with assign DHD Project Manager. Paint interior walls and coordinate interior wall finish and color with designated DHD Project Manager. Patch and repair any damaged floor areas as needed. 20. COVERED FRONT PATIO 016: Inspect all structural beams, vertical wood columns and supports for stability and integrity. Install standing seam metal roof system over waterproof membrane underlayment with exterior plywood sheathing (install per manufacturer's recommendations) over exposed structural wood framing system. Install fascia, drip edge and trim board. Install vertical structural wood columns structurally supporting covered patio roof system. Install 4-inch thick concrete slab with a positive sloped away from building at front patio. 21. COVERED REAR PATIO 017: Inspect all structural beams, vertical wood columns and supports for stability and integrity. Install metal standing seam system over waterproof membrane underlayment with exterior plywood sheathing (install per manufacturer's recommendations) over exposed structural wood framing system. Install fascia, drip edge and trim board. Install vertical structural wood columns structurally supporting covered patio roof system. Install a 4-inch thick concrete slab with a positive sloped away from building at front patio. 22. SIDE WALK 018: Broom finish 23. CARPORT 019: Broom finish 24. ROOF: Standing seam metal roof, color to match existing home roofing system exterior color. Install fascia drip edge, trim board and coordinate paint new color to match existing home. Ensure all roof penetrations are sealed and water tight. Install insulation throughout entire home addition attic/crawl space. Slope of roof to match is roof slope. 25. Additions: Construct/build additions to the existing structure as preliminary design by DHD. See attached Attachment 1 - Preliminary Plans. 26. Service panel: Inspect service panel for proper function between existing and new circuits. Label breakers to identify circuits. 27. Septic/sewage: Remove existing septic system and install new septic system that meets the home renovation plans. 28. Existing Interior partitions: Modify interior partitions at Kitchen area, Bathroom Area and HVAC Room partitions to meet home renovation plans. 29. Water heater: Install 45 gal electric water heater, Ensure overflow exits to exterior. 30. Heating/cooling: Perform inspection/test unit to ensure proper function. Add or replace refrigerant as needed. Repair/replace any components as needed, thermostat, capacitors, contactors etc. 31. Based on the Owner's approval of the preliminary design, the General Contractor's Architect and Engineering team shall prepare Schematic Design Documents, Design Development and Construction Documents for the Owner's approval. The Schematic Design Documents shall consist of drawings and other documents including a site plan, if appropriate, and preliminary building plans, sections, and elevations, and may include some combination of study model, perspective sketches, or digital modeling. Preliminary selections of major building systems and construction materials shall be noted on the drawings or described in writing. 32. Phase 1 of the project shall include Design and Construction Documents and must be complete within 60 days from the issuance of a Notice to Proceed. Phase 2 shall include Construction of the Project and must be completed within 120 days from the issuance of a second Notice to Proceed.
