Remodeling and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.
EXTERIOR HOUSE 1. Security Door: Hardware (2): Existing security doors' hardware is not installed correctly (front and side doors). Make adjustments to existing hardware for locks and handles to function correctly. Code Estimate CV,PR INTERIOR GENERAL 2 Thermostat: Thermostat not functioning correctly. Remove and replace existing thermostat. 3 Plaster and Paint Repairs: Remove loose plaster and paint at all areas which possibly contribute to lead (Pb) contamination. All patches are to match the existing finish of the adjacent surfaces. Spot prime paint and finish paint the patched areas. Noted Areas: north-east bedroom ceiling and walls, entire living room ceiling, entire dining room ceiling 4 Alarms (2): Install a combination smoke/CO alarm in the basement and in 1st floor hallway between bedrooms. All alarms shall be sealed battery, 10 year lithium ion units. 5 1st Floor GFCI Receptacles (3): Replace the existing electrical receptacles at wet areas 6 with ground fault protected receptacles at the following locations: 2 in kitchen, 1 in 1st floor bathroom. Floor Thresholds (2): Install missing floor thresholds in kitchen and side entry door. Thresholds to be stained or painted-owner to decide finish. 7 Closet Doors (4): Replace broke and missing closet doors with new louvre-style doors. Install new hardware-hinges and handles. Doors to be finished with prime paint or stain. Noted areas: Hallway, south-east bedroom, north-east bedroom, living room. Please contact Theresa Morales at (414) 286-5624 for new Rehab Specifications. 21 Basement Bathroom Shower Pan and Plumbing: Existing shower in basement is not draining correctly. 1) Repair or replace defective plumbing lines/drains and restore shower to an operable_condition. 2)Remove and replace shower pan if needed after drain line repair. 3) Resecure or replace all defective tile surround on exterior of shower pan. 22 Electrical Panel: Install missing trim pieces around electrical panel in basement. 23 Basement Electrical: Owner states dryer works intermittently. Remove old fuse subpanel and install an additional dedicated breaker in electrical panel for dryer. BASE BID SUMMARY CV, PR, PERMIT CV, PR CV, PR, PERMIT (Note: Contractors are to provide line item estimates with their bid.) Scope Estimate: $0 ALTERNATE WORK ITEMS ALT-1 Basement Flooring (Hallway, Bedroom, Closets and Common Room) and Baseboard: All CV flooring/baseboard was previously torn out due to water damage. Prepare floor surface and install new waterproof (LVP) flooring-to include subfloor. Remove and replace existing and install missing baseboard after new flooring installation. All flooring and baseboard to be installed per manufacturer specifications. Owner to determine color and style of new flooring and baseboard prior to installation. ALT-2 Basement Drywall: Remove and replace all waterdamaged drywall in basement hallway, bedroom and common room. Install new drywall, mud and tape. Prepare, prime and paint new drywall. Color to be determined by owner. CV, PR, Pb ALT-3 Basement Laundry Room Door, Basement Bedroom Door and Basement Bathroom Door/Jamb and Casing: 1) Remove and replace defective bathroom and laundry room doors.Install new door hardware to include hinges, strikeplates, and handles.2) Remove and replace water-damaged bathroom door jamb and casing. New door casing/jamb surface to be stained/sealed-owner to decide finish.3) Install missing bedroom door-to include door hardware/hinges/strikeplate. CV,PR, Pb ALT-4 CV, PR, PALT-5 Basement Bathroom: 1) Remove and replace waterdamaged bathroom sink/vanity and repair leaking drain lines. Disconnect and reconnect sink water lines. New sink to include faucet and hot/cold levers. 2) Remove all loose and peeling paint from bathroom ceiling and walls and repair any defects in wall/ceiling; prepare wall and ceiling surfaces, prime, and finish paint. 3) Install missing baseboard around perimeter of bathroom floor. 4) Install missing heat register cover. *Owner to decide style/color of new sink/vanity and sink hardware finishes. Owner to decide color of paint. Basement Closet Fixture: Provide a fixture cover for light in bedroom closet. ALTERNATE BID SUMMARY The work presented in this project is to be started within 30 days after Contractor's receipt of a Notice to Proceed and is to be satisfactorily completed within 45 days thereafter. Interior/Exterior Completion and/or Weather-Affected repairs, if any, must be completed as further outlined and incorporated in Bid Attachments A and/or B respectively. (Strike if not applicable.) The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder.
