Renovation of a water / sewer project in Laurel, Maryland. Completed plans call for the renovation of a water / sewer project.
The Chemical Building at the Patuxent Water Filtration Plant was constructed in the early 1980s and partially renovated in the early 2000s. The second-floor houses staff offices, a laboratory, and operator workstations, and is currently serviced by two aging air handling units (AHUs): AHU-1A (installed in 2001) and CB-HVAC-1 (original unit from the 1980s). Due to equipment age and operational needs, both units require replacement. Additionally, supplemental cooling is needed for the computer room and IT closet. The work shall be completed within 365 calendar days from the Notice to Proceed (NTP), subject to weather conditions and site access. The Patuxent Water Filtration Plant was originally constructed in 1944 and currently has a rated capacity of 56 MGD. The Chemical Building was constructed in the early 1980s as part of the Filtration Plant Rehabilitation Project. The chemical building contains staff offices, the lab, and the operator workstation on the second floor, and many of the treatment chemicals on the first floor and basement. The building was renovated in early 2000s as part of the WTP Upgrade Phase 1 project. As part of that project, only the western portion of the second floor was renovated. The second floor is currently heated and cooled by two roof mounted air handling units. AHU-1A servesthe western half, and CB-HVAC-1 servesthe eastern half. AHU-1A was replaced in 2001 as part of upgradesto the chemical building at that time. CB-HVAC-1 is the original unit installed in the early 1980s. Work includes, but is not limited to, replacement of both air handling units. AHU-1A will be replaced in-kind, and CB-HVAC-1 will be upgraded with a new unit that is resized based on the required loads and will have separate VAV boxes to control the distribution of airflow to the eastern side of the second floor. The new units installed will be tagged RTU-1 and RTU-2. In addition to replacing the AHUs, split units will be installed to provide additional cooling to the computer room and IT closet. The Contractor shall provide all labor, equipment, materials, and supervision necessary to complete the following scope: 2.1 Demolition and Removal o Remove and properly dispose of the existing rooftop units AHU-1A and CB-HVAC-1 in accordance with applicable safety and environmental regulations. 2.2 Installation o RTU-1 (AHU-1A Replacement): o Install a new rooftop unit to replace AHU-1A in-kind and integrate into the existing ductwork configuration. o RTU-2 (CB-HVAC-1 Upgrade): o Provide and install a new appropriately sized rooftop unit to replace CB-HVAC-1. o Install new Variable Air Volume (VAV) boxes for zone-level airflow control on the eastern side. o Install new ductwork and registers o Supplemental Cooling Units: o Supply and install split-system air conditioning units for the computer room and IT closet. 2.3 Controls and Integration o Integrate new RTUs and split units into the building's existing Building Automation System (BAS). o Ensure VAV boxes are controllable and programmable via the BAS. 2.4 Testing and Commissioning o Perform functional testing and balancing of all new HVAC equipment. o Provide complete commissioning of RTU-1, RTU-2, split units, and VAV systems. o Submit all test results and commissioning documentation. 2.5 Documentation and Training o Provide as-built drawings, equipment manuals, warranty information, and maintenance schedules. o Conduct training for plant operations staff on the operation and maintenance of the new HVAC systems.
