County commissioners will be asked to approve the three contracts during their 6 p.m. meeting Tuesday in board chambers of the city-county Government Center. Construction of the planned 80,000-square-foot building is expected to start following the Olmsted County Fair, which runs from July 21 to July 27. The new facility, which comes with a total $42.6 million anticipated cost when planning and design are included, is slated to be built in the southern section of Graham Park, sitting west of the existing arenas. It is designed to seat 1,500 people in a roughly 125-foot by 250-foot performance arena when retractable seating is in place. The overall usable event space includes an 80-foot by 110-foot practice arena, which can be merged with the main area for a larger unified space or remain divided for separate uses. Contributed / Olmsted County Commissioners have expressed a desire to see the facility booked for weekend use throughout the year, with the ability to have the space available for a variety of other activities throughout the week. Adding to the site’s flexibility, an outdoor activity pad and parking stretch west of the planned building, with the ability to use restrooms and planned concessions for indoor and outdoor events. A 17- to 18-month construction period is expected, targeting completion in early 2027, but Mat Miller, the county’s director of facilities and building operations, has said the goal is to phase efforts to make sure the outdoor activity pad is available for the 2026 county fair’s grandstand shows. The construction contracts being considered on Tuesday are: Nearly $26.3 million for general construction by Kraus-Anderson Construction Co. Nearly $8.8 million for mechanical work by JF Ahern Co. $4.6 million for electrical work by McMartin Electric Inc. In a report to the commissioners, Miller said the contractors were selected based on a “best values” process. Overall bids for the work included six contractor proposals for general construction, three mechanical proposals and four electrical proposals.
