Remodeling of an educational facility in Jefferson City, Tennessee. Completed plans call for the remodel of a educational facility; and 71,192-square-foot, one-story above grade educational facility.

Last Day for Questions June 10, 2025, by 12pm ET Proposals for JES Construction Management Services should address the following objectives which are not necessarily all-inclusive 3.1 General Responsibilities: The successful firm shall act on behalf of JCBOE and in its best interest as the primary point of contact with school administration, architects, engineers, consultants, contractors, vendors, county staff, etc. to ensure that project remains on schedule and within budget. The successful firm will be the sole employer of all persons used for the Construction Management Services and will accept full responsibility for all lost or damaged property and injury to persons resulting from the execution of the contract, as well as, for any claims made by or on behalf of the firm's employees arising out of their employment or work pertaining to the operation of the contract. The successful firm shall regularly schedule and host meetings associated with the project as requested by JCBOE and School Administration. The successful firm shall physically and regularly monitor project progress regarding budgets and schedules and relay project status to JCBOE personnel at regular reporting periods as mutually agreed upon. The successful firm shall review all documents for completeness, clarity, and constructability. The successful firm shall document all communications, contracts, reports, drawings, data, etc. that are associated with the school project, maintain said documentation, and transfer said documentation to JCBOE as requested and then completely at project close. The successful firm shall monitor compliance with the American with Disability Act (ADA) through all phase of construction, including but not limited to, an ADA compliant entrance to buildings, restrooms, hallways, doorways, etc. The successful firm agrees that during the performance of this contract, they will not discriminate, against any employee or applicants for employment because of race, religion, color, sex, national origin, age, disability, or any other basis prohibited by state law relating to discrimination in employment, except where one or more oof these are bona fide occupational qualifications reasonably necessary to the normal operations of the Construction Management Firm. Remodel of Jefferson Elementary School If awarded, the successful vendor will be required to provide an Affidavit of Compliance with Tennessee Criminal History Records Check. Jefferson County reserves the right to accept or reject any and all bids and to waive any and all irregularities in the receipt/handling of ITB. The awarded bidder must be in good standing with the County of Jefferson. Jefferson County assures that no person shall on the grounds of race, color, national origin, or sex, as provided by Title VI of the Civil Rights Act of 1964 and as amended, and the Civil Rights Restoration Act of 1987 (P.I. 100.259) be excluded from participation in, be denied the benefits of, or be otherwise subjected to discrimination under any program or activity receiving Federal Financial Assistance from the Tennessee Department of Transportation (TDOT). All hazardous materials will be removed, including old steam piping, and floor tile. Each classroom will receive new doors and door hardware. New furnishings and equipment will be purchased by the school. CORRIDORS Utilities will be hidden above the ceilings, contributing to a clean uncluttered appearance. The wooden playground in front oftheschool is the site of numerous maintenance tasks to replace rotted planks and repair or remove items that have become unsafe. A replacement for the playground is recommended, in durable maintenance-free materials. The classrooms will be finished with new LVT flooring and new acoustical tile ceilings. New fixed windows, equipped with blinds and window tint, will replace the old leaky system. A sprinkler system will be installed, eliminating the need for egress through the windows.
