Reference Number 0000389367 This project includes both Phase I and Phase II renovations of the Trails Recreation Center, with a total estimated project duration of approximately two years. Phase I encompasses the conversion of the existing conference room and office space, while Phase II involves broader improvements throughout the facility, including flooring, paint, lighting, locker room upgrades, and other enhancements aimed at improving functionality, aesthetics, and efficiency while the facility remains open to the public. Phase I - Office and Conference Room Conversion: This phase focuses on converting existing spaces to improve administrative functionality and meeting capabilities within the recreation center. Specific tasks include: Converting the existing conference room into two modern, fully functional offices designed to meet the administrative needs of the Trails Park and Recreation District. Converting the existing "game" or common room into a modern and functional conference/meeting room that supports various uses, including meetings, trainings, and community gatherings. This includes modifications to lighting, flooring, acoustics, and necessary technological upgrades to facilitate presentations and virtual meetings. Phase II - Facility-Wide Updates: This phase encompasses general updates throughout the common areas of the Trails Recreation Center to modernize and refresh various aspects of the facility. Specific tasks include: Flooring replacement, paint, and lighting improvements across common areas, corridors, and entryways. Locker room upgrades, including updating shower/toilet partitions, and installing new countertops. Enhancements to the Gold Rush Meeting Room, including replacing lighting, flooring, updating kitchen fixtures, and cabinetry. Repairs and modifications within the gymnasium and fitness areas, such as replacing damaged flooring and modifying wall protection to prevent damage from sports activities. Enhancements to the Conestoga and Community Rooms, including updated furniture, millwork, and conference setups. Buyer Preferences, Guidelines & Requirements General Requirements - Contractors License Required - Insurance Required A 5% Bid Bond will be required to be submitted with the bid. The Bidder to whom a Contract is awarded will be required to furnish a Performance, Payment and Warranty Bond guaranteeing faithful performance. No bids may be withdrawn for a period of sixty (60) days following the bid opening date. The District reserves the right to initiate Phase II work at a later date. The scope of work is defined by the construction documents outlining project requirements for each area of the facility, which can be accessed using in the documents section of BidNet. The scope of work includes, but is not limited to, the following: 1. Permitting and Site Preparation o Work with the owner, architectural contractor and necessary regulatory agencies to ensure all permits and regulatory requirements are satisfied. o Appropriate site preparation. o Working with the owner to determine project scheduling and phasing to complete while other areas of the facility remain open to the public. 2. Demolition and Removal: o Removal of existing partition walls, doors, flooring, and ceiling as specified. o Proper disposal of all debris. 3. Construction: o Execution of construction and facility upgrade projects as defined by engineering plans provided. 4. Post-Construction: o Final site clean-up and disposal of construction waste. o Delivery of "as-built" plans, warranties, and operational manuals. o Participation in the final inspection and punch list process to ensure project completion to the satisfaction of Trails Park and Recreation District.
