Renovation of a mixed-use development in Caro, Michigan. Completed plans call for the renovation of a educational facility.
Scope of Work: Tuscola Intermediate School District ("District") is seeking bids for the renovation of the main bathrooms at the Tuscola Technology Center ("TTC"). The work entails relocation of urinals and sinks at the men's toilet room, swap out sinks at the women's toilet room, new tile over existing cmu wall, new partitions, new accessories, painting, new gypsum board ceiling and epoxy flake floor over existing tile. The renovations must comply with all applicable building codes, the Americans with Disabilities Act (ADA), and industry standards for public school facilities in Michigan. Project Goals and Priorities: The District's primary objectives for this renovation project are: To create modern, accessible, and efficient bathroom facilities that meet the needs of all TTC users. To improve energy efficiency and reduce water consumption through the use of sustainable fixtures and materials. To ensure compliance with all relevant health and safety standards, including those specific to educational institutions. To minimize disruption to TTC operations during the renovation process. To complete the project within the specified time frame and budget while maintaining high-quality standards. The District reserves the right to: Accept or reject any or all bids in whole or in part. Waive any irregularities or informalities in the bid process. Award the contract to other than the lowest bidder, based on the evaluation criteria outlined in the RFP. A bid bond in the amount of 5% of the bid is required for bids over $30,512. The bid bond shall be issued by a surety company licensed to do business in the State of Michigan. Performance and payment bonds in the amount of 100% of the contract price are required for procurements over $50,000. General Requirements All work shall comply with the latest editions of applicable building codes, including the Michigan Building Code, Michigan Plumbing Code, and Michigan Electrical Code. All materials and installations shall meet or exceed the Americans with Disabilities Act (ADA) requirements and the Michigan Barrier Free Design Law. The bidder shall coordinate with the District's designated representative for all necessary inspections and approvals throughout the project. Demolition and Preparation Remove all existing fixtures, partitions, and finishes as indicated in the project drawings. Properly dispose of all demolished materials in accordance with local, state, and federal regulations. Prepare surfaces for new installations, including any necessary repairs to existing structures. Plumbing Install new water-efficient toilets, urinals, and faucets that meet EPA WaterSense standards. Upgrade all plumbing lines to meet current code requirements and improve water flow. Install new floor drains with proper slope for efficient drainage. Electrical Upgrade electrical systems to meet current code requirements and support new fixtures and equipment. Install energy-efficient LED lighting with occupancy sensors. Provide adequate GFCI outlets as required by code. HVAC Install new energy-efficient ventilation systems to meet or exceed ASHRAE standards for indoor air quality in educational facilities. Ensure proper temperature control and humidity management in the renovated bathrooms. Finishes Install slip-resistant, durable flooring suitable for high-traffic areas in educational settings. Use moisture-resistant drywall and mold-resistant paint for walls. Install solid surface countertops with integrated sinks for durability and ease of maintenance. Accessories Install ADA-compliant grab bars, toilet paper dispensers, soap dispensers, and hand dryers. Provide durable, vandal-resistant mirrors and partitions. Energy Efficiency and Sustainability Incorporate energy-efficient fixtures and equipment throughout the renovation. Use low-VOC materials and finishes to promote indoor air quality. Implement water-saving technologies to reduce overall water consumption Commencement of Work: After June 23, 2025 Completion of Work: By August 15, 2025
