Renovation of a multi-residential development in Parsons, Kansas. Working plans call for the renovation of a multi-residential development.
Cost Estimates: For Base Bid #1, the cost range is from $170,000 to $195,000. For Base Bid #2, the cost range is $29,000 to $40,000. The Parsons Housing Authority (PHA) is seeking Proposals from qualified firms to provide all labor and materials for Modernization project referenced above. The Work includes Two Base Bid Items. Base Bid 1 includes repairs to the bedroom ceilings at selected apartments at the Stepping Stone Gardens (SSG). Base Bid 2 includes replacement of (3) hollow metal exterior doors and frames on the first floor of Belmont Towers. Bids are to include all necessary labor, materials and equipment. Bidders can bid on one or both bid items but the award will be made to the lowest responsible and responsive bidder under each base bid. b) Base Bid Number 1 - Ceiling Repairs at Stepping Stone Gardens (SSG): This is a lump sum bid for all work identified as Phase 1, which includes ceiling repairs to bedrooms at selected apartments. i) For Base Bid 1, the work includes: (1) Temporary relocation of tenant furnishings (2) Temporary demo of ceiling mounted devices such as lights, fans smoke alarms, registers, etc. (3) Furring of the ceiling to provide a level plane for the attachment of new gyp. board (4) New gyp board with perimeter wood trim at ceiling/wall joint. (5) Finish and painting of the new ceilings (6) Replacement of the ceiling fixtures (7) Replacement of tenant furnishings (8) Other work items as noted for Base Bid #1 ii) Deduct Alternate Number 1A - Omit all ceiling repair work for a single, 3-bedroom apartment. This is a deduct, lump sum amount to omit all ceiling repair work for all bedrooms in a single 3 bedroom apartment. iii) Deduct Alternate Number 1B - Omit all ceiling repair work for a single, 4-bedroom apartment. This is a deduct, lump sum amount to omit all ceiling repair work for all bedrooms in a single 4 bedroom apartment. c) Base Bid Number 2 - Door Replacement at Belmont Towers: This is a lump sum bid for all work identified as Phase 2, which includes replacement of 3 exterior hollow metal doors, frames and hardware on the first floor of Belmont Towers i) For Base Bid 2, the work includes: (1) Demo and salvage door alarm systems and signage that relates to the alarms (2) Demo the doors, frames and hardware for these hollow metal doors. (3) Install the new hollow metal doors, frames and hardware. (4) Field paint the new doors (5) Re-install the new alarms and signage. (6) Other work items as noted for Base Bid #1 (7) Complete additional work items identified on the plans as needed for a complete and working installation. d) The Contractor is responsible for daily cleanup of the work areas, and for hauling these items off for disposal off site. e) All work shall be completed in compliance with these contract documents f) Weekly certified payroll reports (CPR's) shall be completed and submitted to the Owner for review No 5% Bid security is required. If the Contractor would like to receive progress payments during the work, the Owner will require some form of assurance of competition. Suitable forms of assurance could be one of the following: i) 100% performance and payment bonds ii) 20% cash escrow in the form of a cashier's check iii) 25% irrevocable letter of credit The Housing Authority reserves the right to reject any or all proposals and to award the contract in the best interest of the Authority.
