bids for renovation work at Los Flamboyanes Tower- Interior & Exterior Renovations located at 100 BORINQUEN PLAZA, ROCHESTER, New York 14605 The project includes the following general scopes of work: asbestos abatement, minor drywall repairs, kitchen cabinets, insulation, roofing, painting, window and door replacements, flooring, plumbing, electrical, fire alarm, mechanical and security system upgrades. Pre-bid RFI's will be accepted up to 48 hours prior to bid opening.. Qualified Bidders will be expected to demonstrate relevant experience and compliance with authorities having jurisdiction (city, local and state codes) etc. The project will be public funded (HFA/HCR/HOME) with emphasis targeting the following participation: Minority Business Enterprise (MBE) 20%, Women Business Enterprise (WBE) 10%, Service-Disabled-Veteran Business (SDVB) 6%, Built America Buy America (BABA), Potential successful bidders. may be contacted for further clarification of bids, relevant experience and qualifications A. Execute cutting (including excavating), fitting or patching of work as required to: 1. Make several parts fit properly. 2. Uncover work to provide for installation of ill-timed work. 3. Remove and replace defective work. 4. Remove and replace work not conforming to requirements of Contract Documents. 5. Remove samples of installed work as specified for testing. 6. Install specified work in existing construction. B. In addition to Contract Requirements, upon written advice of Architect: 1. Uncover work to provide for Architect's observation of covered work. 2. Remove samples of installed materials for testing. 3. Remove work to provide for alteration of existing work. C. Do not endanger any work by cutting or altering work or any part of it. D. Do not cut or alter work of another Contractor without written review of Architect. Closeout is hereby defined to include general requirements near end of Contract Time, in preparation for final acceptance, final payment, normal termination of contract, occupancy by Owner and similar actions evidencing completion of the work. Specific requirements for individual units of work are specified in sections of Division 2 through 16. Time of closeout is directly related to "Substantial Completion", and therefore may be either a single time period for entire work or a series of time periods for individual parts of the work which have been certified as substantially complete at different dates. That time variation (if any) shall be applicable to other provisions of this section. A. Maintain premises and public properties free from accumulations of waste, debris, and rubbish caused by operations. B. At completion of Work, remove waste materials, rubbish, tools, equipment, machinery, and surplus materials, and clean all sight-exposed surfaces; leave project clean and ready for occupancy. A. Provide all labor, material, tools, equipment, and supervision necessary to complete the installation of a .060 inch thick white non-reinforced EPDM membrane Fully Adhered Roofing System including flashings and insulation as specified herein and as indicated on the drawings in accordance with the manufacturer's most current specifications and details. B. The roofing contractor shall be fully knowledgeable of all requirements of the contract documents and shall make themselves aware of all job site conditions that will affect their work. C. The roofing contractor shall confirm all given information and advise the building owner, prior to bid, of any conflicts that will affect their cost proposal. D. Any contractor who intends to submit a bid using a roofing system other than the approved manufacturer must submit for pre-qualification in writing ten (10) days prior to the bid date. Any contractor who fails to submit all information as requested will be subject to rejection. Bids stating "as per plans and specs" will be unacceptable. A. Aluminum Clad Exterior / Wood Interior Double-Hung Windows with Hardware. B. Glazing. C. Accessories. A. Glass includes prime glass, processed glass, and fabricated glass products. "Glazing" includes glass installation and materials used to install glass. Types of work in this section include glass and glazing for: 1. Sliding Windows. 2. Entrances and other doors, not indicated as "pre-glazed." The rehabilitation work includes an upgrade of common area heating and cooling. In the units, the kitchens will include new kitchen cabinets, countertops, sinks, faucets and Energy Star(R) rated appliances. Bathrooms shall receive new tub/shower surrounds, and a new vanity, with new sink and faucet, along with new toilet and accessories. Electrical panels will be upgraded to service new demand created by air-sourced heat pump ("ASHP") heating and cooling. All domestic hot and cold-water pipes are to be removed and replaced from the main building shut off to each floor, inclusive of kitchen and bath fixtures. Apartment entry doors will be replaced with new hollow metal core doors. All apartments, common area, and elevator flooring will be replaced. New paint will carry throughout. All above grade interior sanitary and storm piping will be replaced. Existing domestic hot water and heating systems will be replaced with electric domestic hot water ASHP and electric heating and cooling ASHP. Demolition & Abatement of asbestos containing (ACM) materials is to be performed by the same contractor, licensed to abate ACM. All asbestos work shall be performed according to New York State Department of Labor under Industrial Code Rule 56. Code Rule 56 covers installation, removal, encapsulation, application or enclosure of asbestos material. A. The Asbestos Abatement consists of removal and disposal of asbestos located in the apartments, hallways, common area, storage, maintenance shop, community room, center stairwell-all floors, community office, laundry room and storage, main break room, lobby, elevator, janitor closet, men and women bathrooms in the towers. The following materials has been tested and proven to be asbestos containing: spackle ceiling, wall joint compound, the 12 x 12 floor tile and mastic. B. The following materials will be impacted or removed by the asbestos abatement contractor during the renovation and upgrade to the towers: a. Removal of half wall in kitchen behind the backsplash b. Removal of kitchen cabinets, countertops, sinks, c. Removal of floor tiles and mastic throughout the units d. Complete abatement of walls and ceilings in bathrooms e. Small opening will be made through the walls and ceilings in other areas as outlined in the drawings. C. Removal of oil tank located in the penthouse Materials to be removed are indicated as shown on the abatement drawing.
