Renovation of a mixed-use development in Portage, Wisconsin. Completed plans call for the renovation of a detention facility; and library.

In general, the work consists of sheet metal counterflashing; and the repair/replacement as necessary of any roof drain strainers, flashing, pipe boots, and other roof penetrations as needed to ensure the integrity of the roofing system. A separate region of roofing system repair includes the repair of adjoining masonry. Failure to visit the site or failure to examine any and all Contract Documents will in no way relieve the successful contractor from the necessity of furnishing any materials or equipment, or performing any work, that may be required to complete the work in accordance with the Contract Documents. This project involves the removal and disposal of the existing perimeter edge sheet metal flashing; removal of and salvage for re-use the existing wall sheet metal counterflashing; removal and disposal of the ballasted EPDM single-ply roofing system, including the existing stone ballast and field and base flashing membrane; removal of and salvage for re-use the existing rigid insulation; installation of a new layer of rigid insulation atop decking and subsequent installation of salvaged rigid insulation; installation of a new stone-ballasted EPDM membrane roofing system; installation of new edge sheet metal flashing; installation of salvaged wall sheet metal counterflashing; and the repair/replacement as necessary of any roof drain strainers, flashing, pipe boots, and other roof penetrations as needed to ensure the integrity of the roofing system.
